Drake is a good spot and priced well, but fuck me. I totally forgot the limitations a condo has in terms of what you can do with your property.

I was one of the first to move in Waterfront so have been here nearly a year and half already. The location can't be beat imo. In the summer you can just take a look at how busy the parking lot is and know there is a festival on the island.
The riverpath is great to be next, +15 is a quick walk into Eau Claire then the Sheraton or walk across the parking lot to Livingston.
Being so close to the underneath part of the Centre ST bridge and access to Memorial is also key imo since you can get the hell out of DT fast. I once made it to the airport around 5am in 13 minutes not speeding.
Visitor parking here is huge, I think 80 spots right now and when I use to have 3 cars I had no issues parking there for 6 months in a row!
I live in the tower section so from what I recall options are different for finishings then the Lofts or whatever they call the first 6 floors.
I'm happy with the sub zeros and almost everything else except the hardwood floors. They are very soft and even the guys installing them on the unit next to mine after I moved in let me know.
I don't know anything about Guardian but its location, there are lots of condos in that vicinity and even more being built all over. The location of Waterfront just can't be duplicated and this is the reason even though it is pricier I think it's a better investment for long term.
Calgary isn't about to run out of ppl with big bank accounts very soon and if you work near Eau Claire it doesn't get much better then this.
Lastly there are lots of hot girls on the Riverpath or Island at all times

Jokes aside, that is such a terrible location. All it is close to is City Hall, police HQ, chinatown, and homeless shelter. Everything else, you'd probably want to drive or walk 3 blocks to LRT. Not going to pay $400k for that lol.
Their website has pics of TD Square and Bankers Hall when it is no where close to there, and it is also not "steps away to LRT" as they say. That, and there is nothing "majestic" about Chinatown either

Looking all over surrounding downtown. Condos downtown are seeming less and less appealing to me because of the inflated condo fees, noisy neighbors and potential for a condo board run by imbeciles. I'm still unsure of the real estate state of condo living downtown in terms of pricing when selling in less than 5 years. I'm heavily leaning to buying an older and smaller 2-3 bedroom home in Crescent Heights, Renfrew, Bridgeland, Mission, Bankview, etc and renting to one person who will more or less have the house to themself because I work out of town so much.Originally posted by flipstah

The way I'm viewing this first-time home purchase is more long term than anything. Surrounding area means 15-20min walk or 5 min bus to downtown, a house that I can do anything I want with and garage to work in (not underground parking who likely do not permit you to do work).
The draw back is that I'll be renting @ 500-600/month with mulitple roommates for longer than if I went right into a 300-350K condo w/ ~300-400/month condo fees. For me I'd rather save up a bigger downpayment and look at a home ~450K-500K and live there for 10+ years and be content because the location is great and the market is less likely to see any flat lining or decline.
