Thought I would share as a 4 car garage inner-city is pretty rare

Not sure if anyone else has looked at it but it was very anti-climactic considering the idea the pictures give you of the house.

The garage is separated and one of the stalls has a wall with a door that is rented out. There is a strange floor to ceiling workbench on the other side. There is also a hot tub in the back yard, do yourself a favour and don't open the lid. It would be something to have hauled away.

Kitchen looks nice but when I looked at it the cabinet doors were not fastened completely to the cabinets and could not easily open or close with the loose hinges. Gas stove looks nice but the gas was not on, assuming a line was run into the kitchen and it was just turned off. Kitchen was nice looking and had a good amount of space otherwise.

Living room upstairs is not large enough and an awkward shape which wouldn't allow a couch and tv comfortably. Bedrooms were decent and the upstairs bathroom is nice.

Basement is average with lots of open space. Same issues with the bar cabinets. The tall cabinet in the laundry room doesn't open as it hits the light on the roof.

Apologize in advance if it is anyone on here's house, just my personal observations.

Ha, I don't know how I am just seeing this thread. I actually ended up buying this place. I agree with a lot of the comments here but I have big plans. We are planning on adding a second story with 3 bedroom, a full bath, and a Master suite with en suite and WIC.

Development Permit came through last week, hoping to have the BP approved within the next week or so. Gonna be a fun couple of months!

On the plus side, it's pretty nice to parallel park my full size crew cab in the garage and and have 5+' around the entire truck while working on it :rofl:

We left the existing bottom chords, blocked between them and ran clear span floor trusses above that

My dad got an approval pushed through for a ~1000sqft detached garage built around.. 08ish I think. Inner city NW. It's possible but not commonplace, that's for sure.

Nice, that's good to know - although Land Use Bylaw 1P2007 came into effect in June '08, so it's possible he got that approved before the new bylaw came into effect.

I think big garages or accessory buildings are still possible, just require discretionary Development permits. They have to advertise and notify your neighbors who can dispute the permit if they don't like it.

You would also probably need to pour proper footings or get eng. stamped slab drawings for something bigger than standard.

From my permit experience with this place, the city is willing to relax a lot of land use bylaws, just as long as they have no reason not to.

This is supposed to be the house we live in when our kids start school and the house we live in when they graduate so we are trying to get it right so we don't feel the need to move for the next 18-20 years. It's not any different. I built a 4 car garage, inner city, at my rental property without the need for a development permit. It's only ~800sq/ft (essentially 2 small 20x20 attached garages) designed for a future infill.

I am doing a lot of the work myself, basically putting in around 30 hours a week at the house on top of my day job.

I did all the demo, helped with the framing, insulated and poly'd, painted, electrical and am doing all the finishing (trim, doors, vanities, plumbing final, electrical final, closet organizers, hardware...) as well as the tile work and hardwood floors on the main

I contracted out Plumbing Rough in, HVAC, board and taping, framing, exterior work (roof, siding, soffit/facia), and carpets
