View Full Version : Thoughts on Maple Ridge/ Langley/ newer parts of Surrey?

Can anyone tell me about the suburbs of Maple Ridge, Langley, and the newer parts of Surrey? What are the good neighborhoods and what are the ghettos??

Me and the wife are entertaining a possible move there and we would be looking to buy a townhouse with a max budget of around $375,000. I personally love that these areas don't seem to be as populated as Vancouver proper...but I'm worried about the ongoing gang violence and just crime in general in Surrey/Langley and I know NOTHING about Maple Ridge other than it looks quite quaint on the map....I also don't want to end up moving into a neighbourhood full of crackheads and trailer trash.

We want at least 2 bedrooms and 2 bathrooms and a little private backyard, garage preferred but not essential as it never snows there but would be nice to escape the rain! And at least 1000 sq ft.

^ South Surrey is fine .... but anything north of 56 ave can be .... ugh

Spent many years working all those areas.
Lived 20 minutes from Maple Ridge. Beautiful area close to forest lakes and mountain.
Langley is nice.
Surrey a shit hole. Look up the Surrey 6...epitome of Surrey. And Port Mann Bridge....ugh!!!!!

Dave I dont know if you heard but parts of Maple Ridge are turning in a slum/tent city, courtesy of the East Van types coming in. Big property crime issues in some locations.

Coquitlam is nice and has grown a lot. However, with the general property boom in the Vancouver area, along with the skytrain coming in it has gotten very expensive. My sister-in-law bought a townhouse there last year for $450k, and just sold it for $700k last week.

Nothing is really cheap in Greater Vancouver anymore, the last I heard the average price for a detached house in Surrey is >$900k.

Thanks guys...if we do end up moving, we do like Maple Ridge so far. Saw a couple newer town homes in the 400,000 range in the new community of Albion that would be a 35 drive to work in Surrey...ya part of me wanting to do this move is hopefully making some decent profit in a few years so location would be important to think about as well. ...Coquitlam is awesome but for our price range, we'd have to buy a run down townhouse. ..although buying a condo might be good from an investment standpoint. ..anyways, my work transfer might not happen...just doing some preliminary research. ..

A good friend of mine just sold his townhouse for 730k. On the market for 3 days with listing price 690k. 1550sqft and 10yrs old building. Coquitlam isnt cheap anymore.:eek:

I lived for a long time in Maple Ridge and still visit often as I have many friends there. I love it! There are definitely areas to avoid if you want nicer neighbourhoods. Avoid around the downtown core, especially to the south side of the Lougheed. Hammond can be a little sketchy too. Overall though it is a really nice place to live... I would live there long before Langley or Surrey!

That's my next question. ..in maple ridge. ..are people paying over the asking price? ? I want to move there before the craziness starts.

Didn't think it would be that dramatic, but it appears prices will drop. Good for buyers, but lots will lose equity and could get into trouble with HELOCs I think.
