    Default House windows building moisture in between layers

    Well.. I searched with no relevant results. so i thought i'd make a thread since i'm thinking this might be a common problem.

    Home was built by Shame homes in 2003 an we've had moisture/pool of water that accumulates in between the 2 layers just after the winter months for the past 2-3 years. So this winter i want to prepare...

    Anyone know any good window sealing guys that do good work for a decent price? 5 windows need to be done...

    Sealed unit seal failure, the only real solution is to replace the whole unit. The airspace between the two glass panes come sealed from the glass plant. You can seal it providing that you can find the leak but the moisture is already inside, kinda pointless.

    The glass plant may replace it if it's still under warranty. 2003 is quite awhile ago though and they don't cover labour to remove and install. Phone some window people.

    I have also got the same problem with only 1 of the rooms in the house. Would be great to hear your feedback about who you end up using and how much they charge.

    I've never dealt with this company, but the owner or one of the crew live in my neighbourhood because I see their truck and trailer about a block from where I live:

    And, I'll second what lilmira said about it possibly being under warranty still. Look very closely between the panes and you may be able to find the manufacturer's name, or at least some identification numbers that you can use to help determine who made the window.

    It's not uncommon for windows to have a 10-year warranty, but like was said earlier, the warranty may not cover the labour.

    They came by my place in Calgary and were able to clear up the problem in one window and the other one they replaced the pane itself, for way cheaper than it would have cost through a regular glass company.

    yep, the place I worked at had a 10 year warranty on the sealed units. The first guy I worked for would have replaced the glass and done the work for nothing. The guy that owns it now probably wouldn't even come to look if someone called about warranty work, so YMMV.

    Like everyone else has said,

    Check status of warranty of the sealed unit. Usually, you will cover labour, they replace the sealed unit.

    If that doesn't work, go visit any glass provider and they will come do a quote. Some suggestions would be crystal glass, cascade glass, lux windows and glass.

    Trying to repair the sealed unit doesn't normally yield the best results. Loss of any gas filling, dust, debris are my experiences from trying myself, and many clients tell me the same.

    PS: IIRC, Shane Homes uses Geinow for the most part. There should be markings on the spacer bar, or etchings in one of the corners of the glass that will tell you manufacturer.

    How much are you guys paying to replace sealed units? I had some replaced this year and am just curious if I got a good deal or not

    All depends on the size, and glazing options. The average I see is about $200 - $400 per SU, plus labour.

    EDIT: That is just an average for a standard builder window using Dualpane with Low-E and Argo

    Tried to reach Clearview Window and Door Services, but no luck.

    The phone rings lots, goes to machine, and then the mailbox is full.

    Is this the right business name?

    EDIT: Just called Lux Windows, they DO NOT replace just the panes, they only do frames and all.

    I'd try some of the other ones. I know Crystal Glass usually gets stuff done in a few days.

    Called Cascade glass, they specialize in shower glass. They replace smaller window panes but not large ones.

    Fogout (mentioned above) seems to have the best prices for thermal pane unit replacement, and say they have a 25 year warranty.

    Shane does use Gienow exclusively. Your best bet is to give Gienow a call. They should be able to look up your address and see if you're covered. Like Tomaz said, there should be some dot matrix printing on the metal spacer bar (around the perimeter of the pane of glass).

    FYI, back in 2003 Gienow used to manufacture all their own sealed units in house. Now the glass work is farmed out to Cardinal glass in the US. All the glass work is made to order and shipped to Calgary where it is then assembled into the frames at their plant.

    Calgary is so much like an iphone: iCalgary - There's a bylaw for that.

    OP, if it is geinow in your home, you should have a 20 year warranty on that sealed unit (10 years on aluminum spacers), unless there is a different grade of product with different warranties that I don't know about. Labor is only covered for the first two years, so all you gotta do is pay the guys to put the new SU in. What has the manufacturer said to you regarding this?


    Also, if you get a chance, post up the warranty document for "Fogout". I am very curious how they offer such a long warranty on a "SU only" application. Greatly appreciated, and good luck!

    $1100 for a 96x60 window with no bars and just clear glass? Holy fuck

    I just replaced all of the sealed units in my house with argon filled solarban 60 units, they take about 40 minutes each to swap yourself if you have pvc frames, and 96x60 isn't too big, you'd need 2 guys to fit the window. The biggest window in my house was 72x45 which was easy for 2 people. Hopefully it isn't miles up in the air as that does complicate it a little bit.

    I'd keep shopping around surely somebody can do it for less than that.
