I used Stirling at Tanicor Inspections Ltd. Very thorough, explained everything, did a great job. Highly recommended

Have you guys seen alot of benefit from using a home inspector for a new build?
Builders are getting better at the pre-possession walkthroughs and identifying defects but they tend to focus on the cosmetic aspects. An inspector will look at the overall building envelope, some structural components, and mechanical. Identifying those defects are important and since they're covered under warranty it's great to have everything working 100% once you move in.

How much does a home inspection cost roughly?
$1000+ and no liability or recourse on their findings or lack there of.
If you know stuff, might as well do the inspection yourself and save the money.
Maybe buy your own equipment if you buy houses regularly.
I've tried to find a rental place for thermal cameras, haven't found one yet.
Stirling is around $600 I think, and uses IR camera. Has insurance to cover things anything he tells you that is wrong, or anything he should have discovered but didn't.

The $20,000 IR camera was pretty neat.
Guy I used was Accuhome inspections. Guess there's better wandering around.
Wasn't impressed by Accu.

When you buy a brand new car, do you take it somewhere and pay to have it inspected?
When you buy a new home you've already paid for the cost to have it "inspected"...it's called "passing code".
Paying for a new home to be inspected just to hear the inspector say "yup...this is new, everything meets code", is a colossal waste of money, imo, of being in the business for 35 years.
The things that aren't covered by city code are cosmetic and you cover those when doing your "pre-occ" walk thru with your builder. An inspector isn't going to say "oh they framed this wrong", as it's already been inspected at each stage by city building inspectors and have either passed it or made the builder fix it. And a private inspector isn't going to be able to see if the steam shower was properly waterproofed before tile installation..etc etc.
But here's some good tips if you still want to spend your money
