12 x 24 Garage help

Hey guys, anyone have experience with putting up a 12 x 24 garage that can help me with measuring out sufficient space? We have a property which will become a revenue rental property in 2 years when we build. I am hoping with current parking issues that I may be able to squeeze a garage out back and still have a little yard/deck area.

How much space should I account for, and is there any prefab kits available for a reasonable price? I can get the pad layed for cheap, but I have no experience with these garage kits. It is a duplex that we own half of, so space is quite limited. Worst case I will just do a park pad and move the fence line back, but this would be ideal first choice.
