Thanks man. Working from a beach in Nicargua between surf sets at $75-$100/hr would be pretty epic! Discussions are still pretty initial and it wouldn't happen until 2013 but I'm stoked just the same.
Just to reinforce my hatred for having a house while traveling, my tenant messaged me to say the furnace isn't working. Fuck my life. Probably a $3500 replacement and a huge pain in my ass to deal with from overseas.

Yep, apartment condos are usually turn-key and the only thing you have to worry about is appliances or high-needs tenants (I have friends with tenants who call to replace light bulbs).
Townhouse condos probably have their own furnace / water heater / garage door springs & opener and other potential hassles.
The problem with apartment condos, IMO, is that it's too easy for supply to increase and deflate prices. That's why I ended up getting an inner-city house (not that inner city, but only a 20 minute bike ride to downtown). No one can increase the supply of land near downtown.
I think I made the right choice, in hindsight, as my property's value appears to have increased while the condos I had been looking at have decreased, but the best decision for me would have been to rent until I decided where I wanted to live or if I was going to get married and settle down.
There are negatives to renting for sure, but from a cost perspective it seems to make sense in Calgary these days given that rents have not increased to the same extent as property purchase prices. Just my $.02.

One more thing on the condo discussion is special assessments. I have a friend who received a $25k assessment on her apartment condo (the condo doc review showed there was a substantial pool of funds, but structural issues can really add up).
I also recall looking at purchasing a townhouse in Coach Hill and as part of the realtor's obligations they told me there was going to be a $15k special assessment for new windows. So I said, 'oh, that's cool this place will get new windows' to which he replied, 'no, only half the complex is getting them because of issues with their installation'.
Fuck paying $15k for someone else's windows!
