Project manager at stantec. I live out of a suitcase recently.
I can't count how many times drawings come along from Stantec, I price it to the client, and then the client is mad because OUR prices are out of control and 40% over their budget!
Then you have to explain to them that you only priced what was spec'd and that the designer picked what looked pretty, with no attention to cost..."What do you mean our lobby flooring is going to be$35000??? It's not my fault they spec'd $47/foot marble and $50/yd carpet! Then they have to go back and get things re-spec'd and that wastes another month and then I have to waste my time doing a new estimate and it begins all over again.....
But anyways, now that the rant is over!
Obviously, i'm an estimator and project manager for a commercial construction management company.

I'm bidding a job right now (residential) and the designer has spec'd a tile that retails for $160 PER SQUARE FOOT!!!! It's just a decorative tile for one room...but I just know the h/o is gonna shit when he sees the final price.

Sorry, Let me clarify briefly, my company do not usually own building/land for a few reason(environment, maintenance etc). only 2 locations, my company do own land/building. There's always upside and downside to either business model.
