Isn't there a premium for south facing lots? $10000? $20000?

Always a premium, and on the the resale market you usually get an Air conditioner

No AC in my house in summer and no need. A key feature is I back onto a green space, and in Edmonton the dominant wind direction is from the north north west. Master bedroom is at the back of the house too so that is another factor for not trying to sleep in a sauna. IMO airflow is something overlooked.

i hated living in a west/east positioned house before, because it baked in summer and had zero airflow throughout it.

It'll be a cold day in hell before I paid a 10-20g premium to have a south facing back yard and then had to spend another 5g-10g-20g on a sunroom or deck coverings to make a futile attempt to block out the inferno creating sunlight.

It gets pretty bright in the morning so I definitely can't sleep in unless I get curtains.
