    Default minor condo renovation

    so, I might be looking at a unit in this building that includes these stupid rotating walls between the bedroom and living room. Looks cool right? but zero sound insulation which for a bachelor might be ok, but for a couple it's going to suck. I'm looking for solutions on walling this area up and make it soundproof between the living room and bedroom. No door required as there is a normal door on the hallway side.

    Ok. Sorry. I have little to contribute and it's ugly as fuck. But still, really really cool.

    I will say though - why would the condo board need to approve it? As long as you're not changing anything structural, it's inside the walls of your own unit... they shouldn't be able to say shit all about it.

    That's bad ass. I would just frame in another wall on the bookshelf ends and just fill it up with insulation and then leave that rotating door in place.

    To make it even more badass one side should be Han Solo in carbonate.

    Man. I gotta say, that is a pretty sweet place, I like it a lot.

    I am assuming that you still need a door installed, and if so, good luck with sound proofing. But, how much sound proofing do you need in a 1 bedroom place?

    If you are not going to add any electrical or plumbing, I figure you should get quotes around $1200 to just demo and rebuild a basic wall.

    I would also consider factoring in a new floor in either the bedroom or the living room as when that wall gets taken down, the new one going up will only be 1/3rd as wide, leaving a large gap in the floor with any luck there may be some leftover planks that you can use to fill in this gap. This is dependent on if the cabinets are built on top of the floor, or if the floor just butts up against it. Also factor in that the ceiling texture will have issues as it will be almost impossible to match/blend. it can be done, but it may be cheaper and more cost effective to strip the texture on one side...

    You could just remove the revolving portion and put a custom sized door instead. You'd loose a little space due to the thickness, but it'd be WAY easier and really shouldn't require any approvals.

    Depending on how big the room is behind that wall you could put up some 1/2" drywall with insultation behind it and that would create all the soundproofing you want.

    It's not completely flat on one side. You'd be covering the wood with drywall, which would look weird.

    As neat as the "hidden room" thing is, on an already small, one bedroom condo, what a waster of 2' of space!

    no door is required because It has one going into the hallway like a normal bedroom already. When the condo was converted they did this wall just for style.

    I agree with the floor and ceiling, but to save time and money, I was considering that you could leave the top and the bottom and put a wall in between. The top would look fine and the bottom could be like a mantle where you could put stuff like a floor lamp, trinkets maybe even an electric fireplace. You'd probably be left with over a 1' mantle which would be a nice useable portion. Maybe even stick some bookshelves on it.

    My main issue and question was about having someone do this for me. I know there are a lot of professional handymen on this forum but wouldn't know who to ask. Someone that has all the tools and could get it done in the fastest amount of time.

    PS. The bedroom is actually quite large so I would go flush on the bedroom side and have a large mantle on the living room side.

    If the OP got a quote of $1200 to demo that wall and rebuild another, I would tell him to run...run away fast from that quote.

    A proper skilled contractor wouldn't touch that for under $5k.

    Yeah you wont do that anythign under 5k, it's not as easy as it looks, if you don't remove the header and footer it'll look like shit, if you do remove them you need to redo the entire floor and ceiling texture to match... it's not a "minor" job, Like the other guys said, leave it, or put up a studwall on the bedroom side with som insulation.

    personally i'd block it off so it doesnt spin, paint it all white, build a wall on the living room side and make it a closet... causes bitches need closets, there is never enough closets
