    Default Recent Mortgage Rates & Lenders

    My mortgage period is coming to an end and I need to refinance pretty quickly here.

    For those who have recently closed, what rate were you able to negotiate? How many years? Fixed or variable? What lender? My sister is a broker and I am using her for my renewal but I want to make sure that I haven't missed anything. So far the best we've got is a 3.99% fixed rate for 5 years. She also suggested a variable fixed (at prime +1) but I don't know if they will let me lock it in at current rates right away (3.50%).

    3.85 5yrs. fixed is a pretty good deal, ill phone them on moday..

    Lol I'm going to sound like a dumbass but pretty sure that was/is on the signage infront of the douglesglen atb(sign on 114ave) so obviously I dont know the details.

    Going to be in the area sunday, I'll double check and report back.

    Currently have .75% BELOW prime, negotiated this back in March of 2008 for 5 years with Firstline through CIBC currently at 1.75%

    I suggest you take a variable open. p+1 with scotia. Then if any other banks drop there rates just move over to them.

    4.05% five year fixed at TD, signed the paperwork last week.

    Found a 5-year fixed for 3.69% with Industrial Alliance for anyone interested. Unless something pops up between now and Tuesday, I'll probably sign with these guys. It's not advertised on their site but it's available for those who (1) have a good beacon, (2) are refinancing more than 60k and (3) are refinancing more than 18 yrs.

    THat is who the rate I said above is through. Well the broker I listed above's rate is through IA.

    The sub 4% are usually quick close rate meaning you have to close within 30 days of taking the rate. Otherwise it jumps to 4.09%. They don't tell you that in the advertisement.

    My broker found a couple sub 4% rates, but they only for fully insured mortgages, meaning CMHC or Genworth. My current mortgage doesn't require that, so I wasn't eligible.

    Extraslow.
    Ask him what product that is. CMHC has nothing to do with rates. More so fees.
