That place in north Glenmore is a deal then compared to this one:

Power lines… in the inner city?!? No! Say it ain’t so!This quote is hidden because you are ignoring this member. Show Quote
21st goes nowhere. No more busy than any other regular street in all of North glenmore/altadore
It’s a busy street, main road north/south to all the side avenues for that community, 21st and 20th.This quote is hidden because you are ignoring this member. Show Quote
Then again, maybe it’s just a shitty house in person. I definitely wouldn’t want to live on that street with ugly power lines and traffic in and out all the time.
That's really nice. There's precisely 0 chance I'd spend that kind of money to live in that location, but obviously the market exists. This quote is hidden because you are ignoring this member. Show Quote
If my budget was >$2mm I'd be on an acreage in south springbank. There's nothing appealing to me about living in the city.
I thought this was similar in pricing. Till I looked again, it’s missing a digit. Close but not quiteThis quote is hidden because you are ignoring this member. Show Quote

Wife and I were over in Discovery Ridge to try Wonder Donuts (place is legit btw). I really liked the feel of the community, nice place and while most of the homes are double garage in the front (which I personally can't stand) there's some nice L-shapes.

You can get a pretty stellar piece of land with a gorgeous house on it for $10mil within 20 mins to the city
I’d say you can even get more for less, and closer. E.g.,This quote is hidden because you are ignoring this member. Show Quote

Granted places like that only come up once every decade or four. It’s possible.
I’m mostly interested in the math to get this: “this property features approximately 6000 square kilometers of majestic views”
I will say, while that house is outdated, they 100% realized and capitalized on the view at every chance.. what a place for a morning coffee
I dunno man, can probably see a power line in that 6000km2 radius.
I could do a hell of alot for 10 mill, and that would not be it haha

Crackheads who lived in that park were getting real cagey when I left. Also reaaaally study the green line design, if they stack to at-grade for the train it will have one traffic lane on either side of it.This quote is hidden because you are ignoring this member. Show Quote

That's the thing - there seem to be a lot of really high end listings thinking they can jump on the retarded-pricing-train and apply the same strategy... The problem is, that might work to lure the family crammed into a townhouse in Milton and have them go "ooooohhh, ahhhhh, Auburn Bay for only a million? Sign me up"... But the strategy falls apart at the higher price points, because you can still get a heck of lot of house in Vancouver or Toronto for $5, 8 or 10mm... and the people that have that kind of money have way better options and won't be swayed by some sort of (non existent) perceived value like the aforementioned Miltonite.
And another thing - can Calgary grow the fuck up and get past this supposed appreciation for "contemporary architecture" that amounts to nothing more than random, incongruent angles. Fuck.

Saw this house get scooped up for an investment property. Sold for 764k last week now it’s on rent faster for $2400 for the main floor + $1900 for the basement suite which just seems crazy.

Taking speculation out of the equation (since it’s now business revenue and not cap gains)… 8% ROI… think there are many more passive options to achieve that these daysThis quote is hidden because you are ignoring this member. Show Quote
like what? >8% return plus potential cap gains? This quote is hidden because you are ignoring this member. Show Quote
