    House on our street was listed in the fall, never sold, took off the market. Just listed again last week and sold for $150k more then it was listed for only 6 months ago. Nice house, didn't appear like any work was done on it over winter. Bet they're thankful it didn't sell last fall hah.

    So with the new R-CG zoning coming into play, there's the possibility of building a duplex / semi-detached each with a suite underneath. Say ~1k sqft per side gives 2k sqft per upstairs unit and 1k per basement suite minus utilities and such.

    Anyone have a guess what that would cost nowadays to build? Often hear >$250/sqft depending on quality but that's typically for a SFH. If it's 6k sqft total * $250 that's 1.5 mill to build? That seems quite on the high side would it not?

    I'm mostly curious about the economics of my neighborhood. Main floors of bungalows rent for $2500+ and basements are $1200-1500 at the moment. A new 2+2 infill would probably fetch ~10k a month in rent across the 4 units. 8 year's that's a million in revenue minus expenses.

    4 units? Why stop there? We're being slated for H-GO along with all the other "Heritage Communities", so build 8 instead.

    Yep. Starting to happen already. This is in Kingsland and I believe it's been approved. Tearing down two duplexes and building two eightplexes.

    Not me unfortunately. It's only Fairmount drive and some of Acadia Dr that's going H-GO.

    I could technically go up to 6 units as a 3+3 setup but when I sketched out trying to make that fit but it was ugly. 55' wide lot at least should still make for a nice side by side setup that'd be worth living in for the short term.

    Between rezoning and the new Midtown LRT station, my half of Fairview is going to skyrocket. Not exactly the future I had planned here, but nothing is forever I guess.

    Yeah I did buy this place as my forever lot but with everything changing it's making me rethink that option and considering the option to rebuild as a rental.

    We have one at the end of our block. Heard in Altadore there's a 16 unit one. The time for Beltline living conditions is expanding and you better like it!

    Or live in a row house for $800-900K. And >$300/month condo fees (starting!). We went and looked at these during their launch and whoever designed the stairs in some layouts should be fired. From the basement to the rooftop (4 levels) is a single set of stairs - walking down was a nerve-wracking experience to say the least. No carpet on them either.

    Those places are awfully designed, IMO. There's a few end units where the entire side that would have a panoramic view of DT has basically zero windows on it, save for a few little portholes to bring light to the staircases I'm guessing.
