    I'm thinking a simple "Costco" reno would be sufficient to help sell and get my money back on it (I could do most work, but I'd be throwing money at this to just get it done)... Prob some vinyl tile flooring, Get a pre-sized sink/vanity, Generic tub/shower surround, toilet and some basic fixtures.
    If I'm following your post accurately, you have a finished basement less a bathroom (but it's rough in for one to be done)?

    If that is the case, I would finish the bathroom. It will look out of place and incomplete which could be a turnoff to some buyers.

    If the whole basement is still unfinished, I wouldn't bother.

    Truthfully, it's still a buyer's market so it likely doesn't matter either way.

    I agree with this. Most renos guys do to sell end up being a cheap and trashy product which sounds like would be his plan "just to get it done". Leave it as roughed in then if someone who buys can build it how they want with the quality of product they want. I would be more turned off with vinyl tile floor, shitty premade vanity and slapped in fiberglass surround than an empty bathroom.

    Meh should be possible. My reno was done in 10 days. Lead time is the main issue.

    It's the third week of Jan, and you want this listed by let's say 2nd week of June. You have not finished planning, so let's say that takes 2 weeks if you start today. You have therefore 18 weeks to get it done and take photos. Should be doable, but delays or problems will impact your listing date.

    Just something to keep in mind.
