but worth it for resale... takes the condo right out of the 80s

Nah, it'll be opening a giant can of worms. With that bathroom being my dilemma, I'm going to stick with making that kitchen work the way it is.Originally posted by ercchry

Gotta lay the hammer down somewhere or I'll end up with an open layout kitchen with gas ranges, 4K TV's, and a stripper pole in the living room.
i dont see the problem?Originally posted by flipstah

its so easy to justify though. your all in price is still going to be less than a new build unit down the street
1k for heated floor installed (+/- for size of course)? I suppose will need new tiles right? This has high wife acceptance factor written all over it.Originally posted by C_Dave45
Ames carries the whole kit in stock. You can order one through my account.
You'd need: 30-40 ft (?) Ditra E Heat mat
a 26 sq ft wiring kit
1 programmable thermostat
1 bag modified thinset
1 bag Non-modified thinset.
(that's probably less than $500 all in)
I can order everything for you and then you can just pay me directly. I can pick it up and meet you somewhere. Or you can give me a cool "G" and I'll install it all for you
I really want to but the thing is that the condo board has no drawings of what's inside the wall. If I have ductwork in the middle of the pass-through, I am fucked.Originally posted by ercchry

That makes no sense to me but I have no idea what's in that wall.
i'd say its worth it to rip down a bit of drywall to see whats up, opening up that room is going to be a night and day difference

DAMN YOU. It's actually what I had in mind the moment I saw the place but a pass-through window could be doable.
Dont worry man... Here's what we'll do. We'll take that wall down as much as possible. if we find any duct work, we'll frame around it, then either drywall it, or stone it.Originally posted by flipstah

Framer assessed the wall and judging by the thickness of it, its a common wall for electrics and who knows what else.
I don't have play money to dig around and patch drywall for what could be a dud so I'd rather see that money go to the bathroom.
Totally recommend this, I had this done for my new bathroom in my recently finished basement. It's great to jump out of the shower and have toasty feet. Well worth the cost!Originally posted by ZeroGravity

But drywall is so cheap! Great skills to learn too, and what better place to learn than a section that will be covered with cabinets haha
Lol discussion over!Originally posted by ercchry

I have some drywall pieces I can donate. Cut the drywall off and find out! LOL

+1 for ripping a hole in your wall to see what's behind it.
Is that offer in free labor too?!
Otherwise,
The stove vent fan... change that to a over the range microwave. It's a small condo, counter space is at a premium, the micro is a great investment. Only issue might be needing to run a dedicated line back to the breaker panel. Not sure on the condo codes.
How does someone assess in a condo if a wall has anything within it if they don't open it up?Originally posted by flipstah

Opening it up is the only way you'll know.
His experience says that the particular wall in question is thicker than adjacent walls (2x6 vs 2x4) and chances are it's running critical tie-ins within it.Originally posted by firebane

The positioning of the wall reflects another building that he did before and it had common lines from the unit below running upwards and main lines you cannot move, period.
The venting duct is in the middle of the wall so it's definitely untouchable.
The signs are there.
