Starting my house search, as of today, and I want to look at some show homes.

Shout out any suggestions as to what communities have show homes. Looking in the 200 - 300 range.

sherwood is definitely a good choice, and its a brand new community which is about to jump in price quite substantially soon, so now would be a good time to get in on the market there

But sherwood ... will be $ 400K + now .. I don't think any NW area will be under $300K now ...

sherwood... hahaha like c4s said, minimum price for the houses are 350k :P there are many houses there that are selling for over 500k.

your not gonna get alot of anything for under 230k thats pretty much the base price for a very small starter home nowadays. Id personally look in auburn bay...heres the kicker

wait lists #'s

Auburn bay 176 people
New Brighton Over 300
Cranston over 250

your gonna be hard pressed to find land at this time

I think its a tad overpriced..its small just over 1500 sq feet, and no upgrades. ...but then again nothing surprises me in this market

Evergreen Ridge just south of Fish Creek Park - Starting in the low 220's.

Copperfield has a few homes in the 270's, not really sure though..just what the book thing tells me.

Pillars Of Royal Oak begins in the mid 200's, pretty far NW though.

Saddlebrook in the NE has homes starting in the $170's

Dude, you can't get into royal oak for less than 300. I just bought a house in the cascades and spent way more than that.

Starter homes (1000-1400 sq ft) with decent upgrades are selling for $260-275k.

You will be hard pressed to find a bigger house for under $300k unless you plan to go with zero upgrades.

Check out Heartland Homes in Auburn Bay. Its a private lake community and should have excellent resale value in the future.

I dont doubt that for a minute, it seems like anything with good access to Deerfoot is hot right now.

I heard that Heartland was running a "lottery system" when lots are released. Basically put your name in a hat, and when lots are released they pick names and call the "winners". If you "win" you have to rush down as fast as you can to pick one of the remaining lots.

A year + ago was the time to get in on Sherwood.
Too late now IMO. I bought there late summer 2004...

Better buy fast ..

we are talking like $10K more every 3 month for new house ..

Base price of my house I started to build app. 1 yr ago ... went up $82K ! :eek: :eek: ( well, the builder rised my price for $12K too .. :banghead: ) and similiar are, but 1/4 smaller size lots .. up $70K already .. and totoally sold out .. they only put people in waiting list now ...

If you would like to build a brand new house .. I guess .. 1 yr is probaby min time .. and expect the builder will jet up your price in the mean time .. :guns: :guns:

Wait time for a new build is 8-10 months and the quality will be questionable!

ya thats true the earlier the better, but since theyre gonna be doing a lot of development on that side now i think that if there are still lots for sale it wouldnt be a bad idea to grab one


and koopkoop2 if u can increase ur range to around 3-4, we have 2-3 houses in sherwood and royal oak that are just about done and were gonna be selling them quite soon

oh and i would definitely suggest taking a look at Royal Oak, my brother's starter house just sold for 270,000 so you can definitely still find some in your range in royal oak

Nope. What they are doing is when you go in, you put your name on the wait list and it is in order. When they find out they are allowed to release lots for sale they call people in that order.

This is the way to do it...pick up a pre-owned in say anywhere right now, then when u take possession of that start building a new one...you now have 2 homes that are gaining in value..sell the pre-owned for alot more then you paid for it, use the money to put down on the new home. pretty simple..and i know a great realtor that can help u ALL hehehe

some builders aren't doing that anymore. They have enough buyers that they want condition free mortgage letters.

yes, but most banks will give you a letter, aim doing that right now with no problems..most people who build new homes stay in there home till the end..its done everyday.

Trinity Developments from Toronto is making that into a big commercial site. I think Home Depot, bunch of banks and a whole lot more.

If they're new and on we-list they're most likely flippers trying to cash in on you.

Royal Crest, directly south across the gorge from the Cascades. Or as I like to call it, the "ghetto" of Royal Oak (at least compared to the developments surrounding us). Some of the least expensive garaged home in RO and minimal "standard" upgrades, but it's amazing what a little hardwood will do.

I'm directly across from the gorge with an unobstructed view of $500,000+ homes. I love the area, tons of green space all around, and access will rock when all the Crowchild overpasses and the Stoney Trail bypass are done.

oh wow the prices just keep going up, the one we sold was a 2 car garage(2 very small cars) with no upgrades for 270. im not sure what area of royal oak it was in, but it was just about in the middle of royal oak and there is a ravine type thing with a lake in it right across from the house & show homes there. i guess we sold it for under market price tho cuz it sold exactly 1 day after listing

I think that shopping center will make Hamptons and Sherwood good communities to investment in. Once that shopping center is complete, those communities will be more desirable.

haha that makes me laugh..from alot of viewpoints in Hamptons...you look out the windows..before it was just houses and golfcourse..and now all the sudden you see this huge COSTCO sticking out on this dirt covered hill...

Why not try the show homes in Evanston and see what the prices are like. They may be lower because it's a new community.

Good luck, be prepared to be dissapointed. Like most people said the waiting lists are getting longer by the day and prices going up like crazy. But I know for Shane homes they have some available lots at Airdrie :thumbsdow

Im selling my house in Citadel if your interested as my house in Panorama will be done April 27 :thumbsup:

OMG...do NOT buy a Heartland home. I work on a sh*tload of them and they are by far the worst garbage homes out there. I work on Reidbuilt, Cedarglen, Broadview, Todays and a few smaller high-end builders. Heartland is by far the most cheaply built.

Unless you're leaving the market for another city why does waiting matter?

If you buy another house it will be 10% more expensive as well and if it's a more expensive house you lose money by waiting.

I was looking at building a new home about a year ago and my current house was estimated to go for about 220,000 here in Deer Ridge.

Two nights ago my realtor called and was wondering again if we were thinking about selling.

Told me that my house sould go for well over 300 if I wanted to sell real soon.

Blew me away that it would jump that much in just over a year.

Now I just gotta wait for the MIL to disappear so we can get her house in Bonavista.

:D :D :D

New houses were out of the question as we didn't want to bus our kids to school.

So now I am renovating...............:nut:

Doesn't look like its gonna get any better.

Buy now if you can get a lot and make sure you have tons of cash.

Or pay more later........

They actually have Home Depot which is already open. Costco is near completion. Probably open sometime September-ish this year. Confirmed tenants include Canadian Tire, Home Outfitters, Winners, Royal Bank and TD. It's going to be a huge regional shopping center. About 80% the size of crowfoot crossing.

New community going up just beside spruce meadows in the southwest. Showhomes are still under construction. But landmark, and shane homes are up there. Not sure who else. I think it was shane homes that said starting from the 310's. Might be able to save a few bucks if you get in early.

There is a waiting list there too, and the prices are pretty much the same as any other new community. I signed my papers at the end of July/05. My place is in the framing stage, and I've made 60-70 grand on it already.

Damn .. I went to Montreus area ... few month ago .. few of my friends built houses there ... still in $300K range ( high $300K ) but now ? their phase 5 lots .. are all $300K ! lots only! and damn narrow 42 ft! how could 42 ft lots build a nice house? so narrow! crazy ... may be that is why ... now they are avaliable .. but for those who bought their houses there last yr ... they make $100K already .. :dunno:

depends, a house in sherwood 5 months ago could have pulled 600k but that is a bigger house, 2500+ sqft

Hey guys

Here are my opinions on this topic
Buy sooner rather than later. While it's true there aren't many listings available out there at any given time, it also holds true that both Buyers and Sellers increase in number in the spring market. Therefore you'll have more listings to choose from, but also more competition (hard to imagine given this market!)
Interest rates are continuing to rise in the short term...another reason to buy sooner (although it's anticipated they may stabilize and/or fall slightly by Summer 2007.)
Wait lists are huge, but keep in mind everyone and their dog has put themselves on every possible wait list with every builder in every neighbourhood. The lists aren't *that* long when you weed out all of those, plus the people who won't be in the market any longer anyway
Select a builder in your neighbourhood of choice and MAKE FRIENDS with the Sales Rep. They have a TON of say in who gets what - list or no list.
Get pre-approved now. As stated earlier, builders won't look at conditional 'offers'
Don't ask for Custom Features at the outset. It's a big headache for some builders to work with custom specs and they'd sooner pick someone from the list that will go with a standard plan. It's also more work for the sales rep (see above!)

There are probably a ton of other things to keep in mind, but you get my drift. :bigpimp:

And to answer the original poster's question, pick up a New Home mag from the local corner store (in those boxes or the newstand). They usually always have all the new areas on a map and the builders associated with each area.

[btw My opinions are based on my profession in the industry as a licensed Realtor and New Home Sales Rep.]
