im looking for a condo, townhouse or a house, anything that is a good investment opportunity but for a lower price.
something under 200k.

looking for suggestions of desired areas, and recommendations of where to buy from... specifics please !

At under $200k you will be scraping the bottom of the barrel in Calgary. You wont exactly find "nice" areas, you will find ones that "arent the worst". Start in the NE.

You probably wont be able to find a house anymore under $200k. You will probably have to settle for a small condo, townhouse or half of a duplex.

Your best bet would be a condo or townhouse... there is a decent variety on the market under $200K. Doubt you'll find much in the ways of a detached home though. You might luck out and find a duplex, but if you do it will more than likely be in a less desirable area.

www.mls.ca might be a good place to start, you can search MLS listings with your criteria. Most of the good listings under $200K are pretty much sold by the time they update to mls.ca though, its about 3 days behind the Realtor's MLS version.

You should consider picking up a copy of the Calgary Herald today. There are condo listings on page K4, of what is currently on the market and the prices that they are being sold for.

The prices for the Gateway Midtown are really attactive, but it looks like it's sold out?
