I'm looking at a 4plex unit in the NE. Someone i know wants to get rid of it and its cheap - but only because its zoned so that it must be sold as a single unit. (ie - it only has a single title, so the owner can't sell each unit separately).

I'm wondering if anyone knows what process is involved in re-zoning the 4plex so that each unit has its own separate title. Any input from anyone else that's ever done this or inquired about it?

I think what you are asking is how to split the titles. Zoning i.e. R1/R2 etc. is determined by the City.

Are you looking to buy the 4plex and then split titles and sell them off separately? You bastard :D

Anyway, contact your lawyer. When my parents picked up a 3 unit condo last June, it was still under 1 title and we kept it that way because you pay property taxes on the whole thing, rather than each separate unit. Our lawyer quoted us $8000 to split the property into 3 titles. It is most likely more expensive now.
