Gonna rent out my place, but I'm curious as to how much I can get for it, here's some details:


2 year old 910sq ft. south facing, ground floor condo in Citadal.
2 parking stalls, 1 outside infront of the suite, the other underground.
2 bedrooms with thier own full bathrooms.
ALL UTILITIES INCLUDED except your cable and phone.
Private in-suite laundry.
Storage room.
Nice deck that comes with new BBQ.
Fully applianced kitchen and laundry.


Extremely quite location, bright and nicely landscaped, backs on to a large tree'd nature area with walking paths. The location is one of my favorite things about the place, EVERYTHING is <5 mins away being right on Country Hills and so close to Crowfoot, and now there LRT is coming right near there too. Neighbours are great too, all very quiet and very respectful of each other and the property, 90% of the people there are older owners.

Ideas?

and included utilities arnt good for landlords as the tenants abuse the heat and stuff at your expense

Utilities are already a package deal anyway, it's all inclusive in the condo fees.

heat is uaully included in condo fees, but i don't think power generally is.

$1000 sounds fair but check the papers and see what everyone else rent at.

Calgary Sun is the standard.... just check for similar properties...

Rents have not gone up that much.... back to about 1999 levels, heat/light/taxes/insurance have taken away big time from the landlords profits... so with that inlcuded in the rent, you are ahead.

Rent it for whatever your mortgage/condo fees are per month, and be VERY selective about who you let in there, don't be afraid to ask for and call their references.

definately find references... my moms having some nightmare renters right now that are paying like half a month late.. make sure you collect first+last month rent and damage deposit b4 letting anyone move in

Rented. Even before I had a chance to advertise! $1200 a month. Best part is...it's a married couple, 70 years old, and retired. Pension money covers the rent :)
