Selling Condo by yourself

My parents have a condo that they are selling to a friend of mine. They've already agreed on purchase price and my friend is in the process of getting his mortgage approved. The problem is my friend is living in Oklahoma right now as his company sent him down there to work for a year.

Does anyone know the proper process of selling a condo to someone who is not in the country? (i.e. what type of paperwork is needed)

and a fax machine/phone works wonders for this type of thing.
