Hey,

I'm looking for 2 roommates asap to occupy/share a brand new house in the NE end, it's in Saddlecrest. It's a 1801 sqft house, 3 bedroom, 2.5 btrms, bonus room, it has an unfinished basement b/c it's new, also has a 2 car garage

House does not have washer or dryer but am looking into getting them. B/C it's a new place, there is no furniture.

Rent is $*** including utilities + share of bills. Bills would be for cable/phone/internet. Damage deposit is the same as rent.

For those interested into the house, it can be seen beginning Thursday, b/c we don't actually take possession of it until Wednesday. Closest C-Train Station is Whitehorn.

Any other questions, please don't hesitate to ask.

Prefer a non-smoker or just no smoking in the house, someone clean and respectful (male or female)

Ummm, well that's about all I can think of for the moment, if i'm missing something, please help me out.

Understood price was too high, thanks for the feedback, will post new price when known. Or if someone is interested pm me an offer and i'll speak to da boss.

isn't 700 lil high just for renting a room?.... i would recommend you puttin locks on all 3 doors.....n your in regina? WTF

actually i'm in calgary, the price is what my brother was suggesting,

imo, what would a reasonable price be for just a "room" then?

Well here is how the price works to my knowledge, my brother things well 600-700 is quite cheap and reasonable for what your getting, considering that you would be paying rent for some 1 or 2 bdrm apartment/condo's that are between 600-1100 sqft for rent anywhere between $700-1200 or more. I know some ppl who are paying about 1300 for a 2bdrm condo just off of edmonton trail and memorial. But if ppl think that the price is too much please offer what you think is more reason for what your getting.

ya but your all sharing the space.....1200 is fine for that amount of space you suggested,but 1200= i go anywhere if the house.......catch my drift?my bro just bought a house in saddle broke bump for good quiet community....also you should mention saddle ridge will get a ctrain station in....5 years?

is it $700 per person or do all 3 people have to pitch toghter and the monthly bill is $700?

Yeah they are building the C-Train stuff right now, I don't know much about it and didn't know when it will be done but at the time being, the closest one is whitehorn. and the neighbor to Saddlecrest is Saddleridge.

I understand what your saying about it with the sharing and privacy and stuff, but along that you can't expect somebody to have a house and rent out the rooms for like 300 bucks.

So for what you get, what is reasonable to you?

Price would be per person and the bills would be apitch together.
So it's Rent + part of bills (Split 3 ways)

i have been renting out my spare rooms in my Applwood house for last 6 monthes for $400/each all utilities cable and internet included. If you check the local rental websites the average price for a room is between $400 - $550 a month all utilities included.

Way too high!

I just moved out of a 2 bdrm appt on 17th Ave SW paying $450 (including all utilities) a month. How could you possibly justify the frickin' ghetto for $700 PLUS UTILS?

I'd say try listing for closer to $300.

Ok, well it's not like the neighborhood is that bad, it may not be a prime location but it's in a new neighborhood, as well the house is nice, brand new to be exact. It was built by Pacesetter Homes, and the style of the house is Santiago 3.

thx for the input and opinions, I'll speak to my brother and check out the rental sites to see. as for the prices of utilities i'm not really sure how much they'll be, but would somebody give me an estimate/approximation for what it may cost?

Yeah not to bash but your price but like what everyone else it saying, it's a bit too high, $300 to $500MAX. Privacy is at a big loss with not being able to walk around in your underwear, making sure nobody is eating your food, sharing a toilet/shower with strangers, not being able to invite friends over when you want, and just other little things.

And for a 1800sq house, i would say a easy $200 for utilities/month. Winter add $50

I'd hate to see what your asking price would be if you actually put a washer and a dryer in the place.

Rents haven't even come close to increasing at the same pace as housing costs (although they are increasing).

Rent is too high. I just finished looking for a place and I pay $425 which includes utils. And it is a nice house with 3 others in Varsity.
$700 a month to share.... I think I saw one that was close to that price. And it included utils, bed linens done for you, house cleaning etc....

I charge my bro $500 a month for a HUGE room, utils, Internet, phone, and FOOD. Plus access to the home theatre. Plus he doesn't help clean... :whipped:

Ok, thanks guys, talked to my bro and Yeah the price is too high, i guess i'm crazy, as for utilites it looks like for the basic's that it'd be about $200 (i'd assume that's just heat/power and water), and a washer and dryer would not increase the price, of course that would come out of my pockets.

does anybody have shaw for their cable/phone/internet services? How are they and their prices for all that, or would it be better ot go with Telus and stuff?

Shaw Cable Tv with Internet and phone runs about $145 a month, it would be cheaper for the first 3-6 months depending on promo's.
Telus who know's, remember you gotta sign a contract with them.

cable, internet and phone is 25

so yeah renting a room at 500 is reasonable including everything

how is the cable/internet/phone only 25?, or is it 125 per month? but that between 5 of you, so for me it's be like 125ish split 3 ways
