I am thinking about buying my first property...Nothing expensive just a lower end condo in Lethbridge for around $100K to $125K.

Anyways I don't have the best credit (screwed it up when I was young and dumb) I did recently manage to get financing on a new Tacoma straight from Toyota and I do make good money as I work in the oil fields and clear great money.

Anyways can anyone suggest what might be the best option for me to obtain that mortgage. Should I deal with a bank or go to a broker..... any other suggestions?

You should have bought the house before you bought the truck. Even with good credit, it makes it tough to buy a house with a vehicle payment.

Go with a Broker. Send a PM to D. Dub, he's helped out many fellow Beyonder's

Car loan shows up on the credit file whereas the mortgage doesn't :D

If the car loan was recent enough it might not show up on the credit file. Either way, $125k isn't a large amount. Good luck.

Agreed. But maybe N/A in your case since you stated you make a good income.

If your going through a bank I suggest going through a Mortgage Specialist or Mortgage professional. They are usually commission driven and will try everything they can to get that mortgage through you.

A broker may not be a bad idea either as I tend to see mortgages that get declined at a bank approved through a broker.
