Garage rental Prices?

I needed a place to store my car in the winter. The lady across the street has a 3 car garage and only uses 2 of the spots. I asked her today if she would rent the middle bay, she said sure, and to think of a price that we both could agree on. Does anyone have an idea on what i should offer the lady? I know to rent a storage place is like $115 a month. Its not heated, and there is no alarm system, and i get to use the big 2 car door, which means i get the middle garage space. Its a 10 second walk from my house. And i can see the garage from my bed room. The only thing i need to buy is a garage door Opener and program it so i can get into the garage.

Whats a fair per/month price?
