Hey guys, this is a brand new house 2449 sq ft, over $65k in upgrades, 4 bed, 2.5 bath, bonus room. You have to see this house to appreciate it.
I was originally going to sell this place but now I am looking to rent it our for approx 6 months or so for I am planning to move into it eventually. Rent is $2000 + utils. If you know the rental market in this city then you know that this is an excellent deal.

the house is on the main drive. When you go up the hill take a right and it faces north.

yes the house is on welist and today is on mls. I can give a good deal to someone who comes without a realtor. This is a beautiful house. I was originally looking to rent it but i dont want anyone to mess this house up so its up for sale.

What do you have against realtors?

Buyer's realtor also gets a commission of 3.5% on 100k, 1.5% on the balance. If you come without a realtor, he'll likely factor some or all of those savings to the buyer instead.

sorry house is listed for $624,999 and yes we can factor what a realtor would be paid and take that off of the total.

2000 sounds like a lot, but that's how much we're renting our 8 year old 1900sq ft (not including developed basement) house for in citadel, and 1700 for the town house my mom owns in rocky ridge... this is a pretty good deal for what looks like a nice house  dont rent it for less, but make sure to advertise it online... we got lots of calls for both our houses when we renewed the contracts during the summer, so i wouldnt worry about it, you'll find someone guaranteed... if anything, maybe drop the rent 100 maybe 200... there are lots of professionals who are in town for a few years on contracts, or just arrived and who are waiting to build their own houses, so you dont have to worry about the house getting fucked up, coz you should have lots of people to pick from... its amazing how many big paying jobs are coming to calgary

i dont have any more pics, the pics that i do have are also up on welist.com. Furthermore at this time i am looking to sell rather than rent just cause I dont want to take the risk of shitty renters. if it doesnt sell in the next month then i will look at renting out and most likely use the calgary herald or rentfaster.
