built in the late 40's but still need to get my hands on the real property report. And the size of the house is to be determined, judgin by my expertise I would say approx. 900 - 1100sqft. But all the info will be here shortly after I get my RPR.

Lol sad thing is this house will probaly sell for that much. Its quite dirty...the washroom looks yummy as well. Anyway GL with sale!

Just a little bit of an important bit, the house was built in 1920, not 1940 and was unfit for habitation at more than one point during its lifespan. My apologies but that is info that should have been mentioned.

ouch thats gotta hurt. Just get a inspection done if your gonna buy the place also research the market in the area there Edmonton is not calgary there are alot of ghetto pads that are unfit for habitation. (i was there viewed their "prime rentals" hehe) also dont waste your time going up unless you have an agreement for viewing usually has to be a weekday as sundays are a nono and tenants can screw ya and saturdays are just as hard.

THis house may have been unfit for habitation, but is no longer a health risk. It has been reno'd and approved for living standards by Capital Health. Its been rented out for the past 3 years and its gonna keep on renting until the owner of this property decides to tear it down.

As for Ghetto pad and all such comments, you guys shouldnt look at the house but the lot. I have a few of these lots around this area and have got re-zoning on 2 lots for fourplex'.

So one shitty ass house on a lot turns into... not one, not 2 but FOUR renters...

not bad for a "1920 house that has been unfit for habitation inthe past" eh?

PS - I personally get the re-zoning done, so I can work with the future owner.
