Looking for nice houses in the NW or SW for around 400K. I have seen some nice ones in royal oak, but don't need anything that big (2200SQFT). Would like new with hardwood upgrades. Can anyone suggest some areas and builders to look at.

Brand new? Probably not possible. Actually, not possible if you want anything decent. You could probably get a Jayman "Innovation" home for 400k, but those are about as beat as you can get.

Check welist.com, I just saw this house and its very nice. Go by yourself and you might get a better deal if the seller saves buyer realty fees.

Both are really clean and well maintained homes. The douglasdale one I found nicer.

well was at royal oak and they had a 2000SQFT 2 story for 479K includes everything with 30K upgrades. I only need like 14 -1600SQFT and dont need to be in royal oak, made there is a cheap area to live in NW/SW.

Would you consider a townhouse? There are some nice ones up here (Rocky Ridge/Royal Oak) probably listed for what you are looking to spend.

Which communities have lower land value in the NW and SW. I will be going out on SAT to look at evanston. I don't know much about the SW, so what communities have a better deal.

townhouse as long as there is no condo fees. I am looking around 400K but can go higher. I am just wondering what areas have a better deal on land compaired to royal oak, because I can a brand new house for under 500K with everything but it is way too big. So I am looking for a smaller 1500SQFT house on cheaper land.
