Everytime theres a storm, theres always people on the news who dont have insurance.

guess what buddy, u cant get flood insurance under tenants policys. The only way you can get flood insurance is under commercial insurance, like a condo building getting insurance, and even then it doesnt cover your belongings, just their condo building. Think about that ppl before you think youre gonna be covered for flood. The only way you are covered is if you have for lack of a better word "poo" floating around, because then you are most likely covered under sewer backup.


FLOOD IS NOT COVERED.

renters insurance for 25000$ coverage is on average 160-200$/year. It covers almost everything except floding caused by sepage (flowing under doors, windows, broken sump pump ect)... i learnt years ago when my old appt was on fire and i had lots of smoke damge on my clothing ect... I had to get it cleaned, and then go after the person who was responsible for the fire to get my money back... she did not have renters insurance, and is proabally in the hole 70-90k becuase of "tenant neglect"

Tenent insurance only covers floods if they're caused by a plumbing malfunction, like a leaktin sink or a broken pipe. At least the generall policy you'd get if you phoned your insurance guys and said "i need a renter's policy". It doesn't cover flooding if it's natural. I would think that most landlords today would require proof of tenent insurance before leasing anything to a anyone. And it is cheap, around 30-40/mo.

Just had a quote at $200 for 30K insurance, which is the minimum now apparently.

Yes, it's cheap but if you're renting, most people didn't think they need it.

I wasn't sure about this, so I called Meloche Monex, and they don't offer any sort of flood insurance AT ALL. We have the "water endorsment" but what it boils down to is this.. if a pipe busts inside the house, then yes, we're covered. If the Bow suddenly rises 60 feet and floods my house, we're not covered.

Not covered for anything to do with rain related damage, except if the sewer backs up. So if poo is floating in my basement, then we're covered for that. Water pouring in through the window... Nope.

So, I understand the whole thing about you're stupid if you don't have tenants insurance, and agree wholeheartedly with that, but I think you're being a bit foolish about spouting about "Already the news has shown people living in basement suites that flooded who didnt have tenants insurance and have had all their belongings destroyed.. blah blah.."

Now.. if the basement floods, and the house burns down because the electrical shorts out.. *hint hint*.. then it's covered..

isn't Act of God flood damage covered under provincial or federal disaster relief/insurance? same thing with earthquakes, tornados, etc.

I believe when it is a huge downpour the cities apply to the province to receive disaster aid. There was a writeup in the paper about the Calgary mayor asking for $10million.

Best part is that if they end up recieving any govt sympathy money it really is our tax payer dollars that go towards it. Just like FEMA in the states. As a tax payer you re essentially pay insurance for people. That being said ... why insure if the govt. is going to bail you out ... another flaw of socialism.

so all you have to do if your basement is flooded, take a poo down there, and grab a picture haha? and than its covered.
