amazing restored home. i could not believe how nice it is, huge lot, share the block with next door public swimming pool. its 1500 sq ft, i can park a rv or a camper on the lot, its quality doesnt compare to the newer homes up.

just wanted to share it with everyone, i even remember seeing the older man restoring about 10 years ago.

Certainly has a lot of historic features, love the floors, and kitchen. To bad the lot didn't have mature trees, or at least a bit more privacy...

Is there an actual story about this place being haunted, or are you guys just mentioning it because the inside pics are pretty spooky?

To the O.P. ... probably not the best forum to be advertising a Forest Lawn property.....there are threads almost daily about some crime or death or foul smelling odour somewhere in FL (no offense to the people living there.......)

I'm curious why everybody seems to love the new neighborhoods. they have no character at all, no trees, all the houses are built like shit, no land. I can't stand the newer area's. they are so ugly.

I'm confused....in the MLS listing it says this home was "taken down to the studs inside and out" and completely redone. How does that make this a quality "older home"? Was it reno'd with older used products or new, "squeaky" "cheap" products?

No. Those on the ridge off Barlow overlooking DT would cost $600K+ easily.

So I just checked up on this place, it's RM-5 Zoning and the lot is massive, almost 6300 sq.ft

Well that might not be such a bad deal then. RM-5 you can build Apartment buildings among many other things.

the By-law states

'A max of 210 units per hectare

6300m2 = 0.63ha

that is 132 units! This might not be a bad deal after all.

NO offense to the house or area intended, but it doesn't sound like quality products when they say things like, "abundance of white cabinets."

Usually for well made homes they say things like, "Upon entering the home you will be greeted with a slate entry way and brazilian cherry hardwood that flows thru the entire main level." You will notice that instead of saying just hardwood they state brazilian.

For that forest lawn house, (no disrespect, i'm sure there are some nice houses there), the description is as generic as possible.

It is a good deal for the lot though, but that house is not very impressive.

Owned. Well still a 12 unit apartment will generate some good cash flow. Not saying that I want to do it, but it might be a good choice for a wise investor.

Not really, you can find bigger lots in better parts of town for less. The average lot in my neighborhood is probably similar to that (my own is 7350sq.ft), and our current listing average is $430g

It's not that they don't like older areas, its that they don't like Forest Lawn. Especially not for half a million dollars.

Though I personally would never live in that area unless I HAD to, I don't see why everyone has these kinds of opions of it. I've never heard of any more random victim rapings/knifings there then anywhere else in Calgary.

470 purchase
1.2 demo and condo construct

then sell each unit for approx 175,.. leaves an 36k profit on each unit.

that will give the owner an "ok" return of 430+k on a 1.6 investment.

plant your own trees in your own yard if you want big trees sweetheart, no one is stoping you... it's actually encouraged... have you been in the nice new communities? everyone has big landscaping projects in their back yards, and within 10 years the trees on the main roads and in front of people's lawns are already set in and have gotten fairly big...
