Might be OT:

But there is a big billboard (on Bow Trail/9th Ave by Millenium Park ) by Greenboro Homes about guaranteeing to build your new home in 6-9 months or they give you $10,000.

I know they will build that $10,000 into the price of the home, but if anyone is looking to build quick might be something to look into.

I have a house in copperfield in the $360 range brand new and never been lived in should anyone want to eliminate realtor and/or builder hassles.

It takes about 9 months again to build a house in calgary. Any builder that is taking longer than that can't get there shit together. I guess its ok if you know up front, but 9 months is plenty of time. 2 months maximum for permits, and off you go. Selections done within the first Month, no changes allowd after that, there is no reason to take any longer.

^ 9 months may be plenty of time with a house in the 360 range, but a custom home over double that it isn't unreasonable to expect a year.

Well I don't think ours is custom and we are at 13 months and counting. At this point, we are looking at a total of 16 months or A LOT MORE. We have had some pretty big problems on ours. So much so that even after a year, the deal may be scrapped all together.

I am building a Jayman Arizona in Auburn Bay... taking possession in March. We signed the papers for it at the end of last April.

I'll post some pictures when I have a chance to get out there next. Most of my current pictures have me or my wife in them. Heh.

We bought with Jayman in Bridlewood but the post-sales service was a joke - everything was an extra. So we got our dough back.

Bought a bigger Cardel in Somerset. Awesome sales guy (VP now) and good service. They tore out our driveway because the finishers left it exposed to a rain storm. We knew our place was lower quality than the Jayman - our sales guy was honest about the compromises.

Having said that, if I had it to do over again I would take the smaller Jayman. Those compromises are driving me nuts now.

Exactly.

The dark red is far more timeless than the countless beige and pink houses built in Douglasdale. If we picked a trendy colour it would be a different story. When was the last time that "red" went out of style?

I drive past my house all the time. That is how generic it looks.

Have you guys seen the 2-3 year old houses in Phoenix going for $99k and less?

We are talking gated communities, swimming pools, backing on to golf course properties.

I would be nervous building a house so close to all of those poplar trees. One big windstorm and you could have a tree in your living room.

Looks like a nice lot though.

As for the trees - there have been homes in the area for a few years now, and no one has had problems with that.

Theres no better word than "Ugly" for some of houses and neighbourhoods that have gone up over the past few years.

Every decade and era has homes which are "funny" and make you wonder what they were thinking back then.

However, some of todays homes and neighbourhoods make me shake my head. Today, while the homes are new or newer and continue to look maintained, they are bearable. Barely. If you thought Vancouver had a problem with "Vancouver Specials" I cant wait to see how some neighbourhoods here look in a decade or two. Terrible urban planning and terrible design on the builders part. I somewhat blame the consumer because they keep buying but the builders know they can sell whatever junk they put out there.

Nice, iam assuming your talking about the morrison ones on Cranston Drive (red and beige with dark stone?)...My new home is being built around that area.

MIWYFSHOT - What happened to the old crandston house? We stuccoed it back in the day i remember, I really liked that location.

^^^...the house is 2700 sq feet and another 1200 developed in the basement....I needed more room and wanted to be on the ridge hence the move...if you end up stuccoing mine again do it dark as possible please hahah

Hahah, we have done a ton in Crandston, we are not doing regular stucco anymore becuase of the color fading becuase of water..

We are going to be doing Acrylic texture now, it is more water proof and the color doesn't fade, make sure when you are getting it stuccoed to ask for that, it is a little bit more expensive, but its well worth it IMO..

Do you have scratch on your house yet? Or just wire / paper?

:) 4,000 sq. ft. is the magic number, although ours 'feels' a bit different being over 2 levels as opposed to 3.

We've yet to choose out appliances - mind if I ask from where you will be selecting yours?

Yeah you got it, but not the ones off the main drag, pretty close to it though. I'm just impressed how quickly they got it done.

Not my house...but one a friend of mine desgined and built for the family in the picture. He works for Marc Boutin. I would really like to see more homes like this in the city to add a little variety from the day to day norm that's out there.

I love the Post-Modern "boxes" homes if done well with nice proportions and outdoor spaces on the flat-roofs.

I would be a little hesitant about re-sell potential in some areas of Calgary, though.

Contemporary/ Modern design is still a very new concept in Calgary. This city is still very conservative in its approach to design and it will take sometime for a shift in appreciation to occur. Interior desing seems a little more progressive but that is because people need not worry about public scrutiny for their taste. However, with time I would hope that Calgary can take the leap forward and become more progressive in its architecture.

I would love to see developers offer something new to homebuyers apart from traditional design styles. Something that refelcts where we are going not where we were!

Sabal Homes actually does some pretty modern designs. Nothing like some of the other houses that we looked at when we were looking to build. We bought the Envision model from them.

Wow....freaky..I just finished a house up off 16th Ave that is almost identical to this one. Came in at just under 2 mil. Designed by Local Architect Robert Paschuk (http://www.robertpashukarchitecture.com/PASHUK.swf) <-- link

Ya Robert Paschuk is another good home designer. He had designed a house on Kensignton Road that has the outdoor fireplace. It was in Avenue amagazine a few years back.

Most home builders are able to contemporize the interiors of newer homes I just wish they could extend that notion to the exterior. Rather than always a contemporary interior and and exterior that looks turn of the century.

This one has that same outside fireplace as well.

I work in over a hundred new homes every year. No matter what builder (Cedarglen,Reidbuilt,AVI, etc etc) they all look the same. I swear...sometimes I'll be in a house...someone will phone and ask what community I'm in and I won't have a clue....look outside..and house after house all look the same...same hardwood, same tile, same design.......*yawn*


And I can't believe how cheap they spend on the interiors. Even a two million dollar home and I'm out of there within two weeks.
Back in BC, I'd spend two months on a million dollar home. The tile allowance would be around $50,000, and it would be full of natural stone, marble, granite...all custom designed and cut.

I just finished one in Chaparal Point today...Million dollar home...and thier whole walk in shower was $1.39 6x6 tile.....no design..no prints...nothing.

Inner city it is quite common to find this design, but start going out to the 'burbs and the design just turns....homogenous

I just moved into my new Jayman home just before xmas. They gave us a 9 month timeline and it actually took about 8 1/2 so I was surprised. Seeing how it has slowed down quite a bit I can't see most builders taking to long to build a home.

Ya "million" dollar house does not mean that it is worth a million in construction and finishing costs. That's the unfortunate part of a booming housing market, costs are not properly reflected in what you get.

I do agree the inner city and more establshied neighborhoods offer more opportunity for people to be more individualistic when building a home.

Here is an interesting forum and discussion group started by architect John Brown of Housebrand here in calgary.

I just looked through you pics and in your case I guess it's because it's a little more exclusive. Mine is a pretty average home in which they build a shitload of so I'm sure everything is within arms reach so to speak.

if you guys want to see some actual pimp houses and actual original artistic influence on houses you should check out the ones in Springbank. Every house looks completely different as most people work with the archetects (sp) and builders getting exactly what they want. Probably the only place in the Calgary area where you still differintiate (sp) houses by their looks rather than the house numbers (they are rarely in any kind of order)

That's the showhome, and we had ours done built pretty much exactly the same way.


That's a nice interior. I was actually thinking about the exterior. I'm afraid to say it but all those double-front-garage-homes-with-bonus-rooms look the same to me from the outside.

I'd like to see some more architecture along these lines gaining acceptance in Calgary:

In fact, if my wife an I ever move out of our current house I hope it is to move into a custom built home with architectural features of our choosing. That will be some time in the future though. We chose our house out of about 70 models we viewed and in spite of its 'stock-model' origins its pretty close to ideal for us.
