looking for a house anywhere in calgary under $400,000.

only interested in sold by owner thanks!

EDIT:so i was looking for something under 400,000... Im now bumping it up to 475,000, please post what you have, for the people i have made offers too the offer still stands. please when sending a PM include a contact number, sqft of your house and if you have a garage but most importantly a contact number and for the bunch of people that have PM'd the number please check your voice mail...

No offense but 530 for anything in the NE you obviously are smoking some serious drugs.. 2250 or not.

Actually there are alot of houses over 530k in the NE
Our neibors house just sold for 730k And ours is identical

I guess quite a bit farther out in the NE but I would expect something like that around Marlborough :)

we have a house in wentworth, previous renter just moved out.
If you're interested let me know. its a condo, 1000sq ft, 2bed, 2bath, single garage. Not sure on the price yet, but i'm sure if you're interested we can work something out (but definately within your price range). Wentworth is in the sw close to coach hill, signal hill, ...etc. Very good neighborhood.

Inside: all newly refinished oak hw flooring. New cabinets and appliances. New tile, completely new bathroom. All new doors, casing and trim.

Bsmt is a separate entranced 2 bedroom with fireplace. Currently rented out for: main floor $1450..bsmt $800.

Will be listing April 1st for $369,000

More often than not, a sold by owner home is no cheaper than one sold by a realtor. Owners think they can get the same price (and keep the commission for themselves). Use a realtor and you'll find a LOT more than you would doing it yourself. The proof is in this thread - douchebags trying to flip their parents homes in taradale for 150k more than they're worth.

i understand your point... main reason im looking for sold by owner is because im looking at things that hasnt been listed yet, if im looking for something listed i can just go on MLS...

but in the end i know what im looking for...

How do YOU save??....you think a seller is going to pass on the commisions he saves to YOU, the buyer, out of the goodness of his heart??? No...he's gonna list it for the very same price as an equivalent house and pocket any savings he makes.

Buyer does not pay commisions...only the seller.

And now you run the risk of, realtors help me out here....disclosures, liabilities, all sorts of contractual issues that you're not familiar with. Unless you're a hotshot realtor lawyer guy. For a buyer I see no advantage to finding a "private sale" house.

But good luck anyways. You're in a buyers market right now.

I have a home on Memorial just north of 32nd, that is currently undergoing some small reno's. I was going to turn it into a rental but may look at selling it as well... for approx $340.

Front main floor entrance, and a seperate back entrance, to a built out (although somewhat dated) basement.
