Due to such a high number of requests i am currently working on CMA's for people looking to sell in the near future. It shouldnt take longer than a few days if you are "outside that criteria".

I use previous listing information on your property, find similar propertys in the area and compare. When i take a look at what has sold recently and what is currently for sale i can get a pretty good estimate at what your homes is worth. They are very accurate as most people list their homes/condos based on these numbers.

Is it really THAT accurate when it doesn't take into account the interior condition of the house? Upgrades in materials, appliances, other renovations?

it is not accurate if renos/upgrades have been done.
Other than that i take into account the year of the home and this is in typical condition. Obviously if there are mice everywhere it will be way off.

I was happy to get a report for our home to look through, although I'm not really sure how accurate it is though.

Ill say it again...
These are accurate based on a few things...
Your home is similar to what it was when you bought it
No renos or upgrades (and if renos are done, you can add that in)
Look at the between prices, the lower end is for a quick sale, the higher end is to hold onto it and wait for that one unique buyer to pay full price.

Please remember people these are only as accurate as what is written/typed/viewed on the internet,..

and recent sold history of similar homes in the surrounding area

He has no idea of the condition of your house or recent upgrades/renos, only by hear-say from you.

If you want better accuracy, have him visit you, but chances are he will be pretty close anyways and not too unrealisitic in either direction up or down.

When I do a C.M.A. for my clients, I always try to see at least two or three comparables in person. Such things as location, views and neighboring properties can have a major impact on pricing.

If i had time to visit everyones place i would. And when listing a place, i go out to see it first. However this is a ball park and within 10G most of the time. I have received many thank-you's for doing this and i appreciate it very much so.
However once again i can only get to a select few, it seems every time this thread goes to the top i have 10-40 pms in the inbox.

Yeah but this is a free service he's offering for Beyond members. Those who are serious can contact him to set something up. Good practice for him and satisfy the curiousness of members. These are just approx. numbers. tm.88 would have to be Superman if he had to go see every comparable home in person.

Anyway this is great what tm.88 is doing for Beyond. :thumbsup:

These aren't accurate at the best of times, but it's really off now since prices have slipped since July 2007.

Has the city been to your home to see any upgrades? condition? etc..

I have heard to many stories of a home being assessed up to 30% off a actual selling price

Half of the CMAs i did were pretty close however i did do a few that were way off of the assesment.

Keep in mind i have a price range on the CMA, For a quick sale go with the lower one. For more $ in your pocket but longer sale time price where i suggested.
You can see for youself what other similar units have sold for or are going for on the CMA

My mailbox has been cleared.
I got to just about everyone, however there were some people that sent me a pm and didnt get a response.... this is because,
A) did not include address
B) did not include Email
C) your request is on a new home that has no previous listing history
D) you sent me a list of 10 houses and this was just unrealistic
