just wondering if anyone knows a rough estimate of how much building a 2 car garage would cost.

All depends on size and what you want to do. You should be able to build a garage for well under 10 000.00 however if you want to run gas, 220, and make it bigger that will cost you.

i just have an open spot in my backyard where you park 2 cars basically and just want to build a simple 2 car garage there instead. I would want to do it through a contractor and wouldnt want it heated or anything. just a simple 2 car garage thats not attached to the house

The one I built at my last house was 22'x22' and was around $12,000 (If I'd have finished insulating and boarding).
I had a long run to get electrical out there, and I was running 60 amp service, so electrical was probably about $1,400.
I also did a little extra like 9' walls and an oversized door and some other shit like that.

According to the Current Totem Flyer:


22 x 24' Gable Roof Garage with aluminum soffit, and single opening, double wide overhead door kit is $4025
(without siding).

Add about $700 for siding, and about $3000 for a poured pad on a flat lot with no stub-walls required, and you get a price tag around $8000 for materials alone.

I have no idea how much skilled labour would be for a garage-build, and I don't think I'd want unskilled labour to do it.

My friend bought a 2 car garage package from Totem this spring for around $4000-$4500. It included all of the studs, walls, trusses, side door, garage door, and shingles. He already had a pad poured by the builder. Four of us got together and put it up in a weekend. It's not that difficult, neither of us are carpenters/contractors. You might be surprised how many of your friends will work for beer and free food.

Just make sure you (or the contractor you hire) gets the proper permits from the city before hand. My buddy told us he did but really didn't and ended up getting fined :rofl:

I had one built two years ago . It was about 15k for everything. That was a very standard double garage. Something to consider is the slope of the backyard. My sister had to do a very high retaining wall because of the design of the yard and the concrete was 8k alone.

I hired one of Totem's recommended contractors to build one for me in 2006 just after I took possession of my house. I believe it was around $12,000 for everything. With inflation etc. $15,000 would be a fair price to budget.
