This is a project that I have been working on since 2005.

We finally are getting to the stage where zoning approvals could be in place in the next 2-3 months and are now in the public domain.

Since our website came online earlier today, I have been inundated with emails from the motorsports community, which have been universally in favor but there have been some questions as to cost. This is discussed on the website and it is a point I want to make clear:

Our mandate and founding principle has been to make the facilities available and affordable to all income demographics. This can be achieved by multiple programs that tailor the services to each individual’s affordability. And by making it affordable to younger individuals and families, it ensures continuous growth of the sport.

The way this is possible is via alternate revenue streams, so that we would not rely solely on track rentals and gate admissions.

Please keep in mind that at this time we are only trying to sell the idea of the project to the local area residents and county and we are not at the stage where we are marketing this to the motorsports community.

With regards to track safety, please read this:

Having a safe track in the region was the reason this project began, well before there was any indication RCMP was to close.

And safety would of course pertain to all vehicle that use the venue, including bikes.

This looks like an awesome venture, something I think would not only be beneficial for the Rosebud area, but all of Southern AB. Good luck in the approvals process.
On the site it mentioned the closing of Race City, what if Race City were to remain open, would this still be going ahead?

This project sounds great! I wanted to get started with racing but when news hit of race city closing, it was going to be tough. Hopefully all goes well and you can start constructing! I'll be there for sure!

Before you go buying properties in Rosebud, keep in mind that we will be planning trackside condos that would range from studio apartments to 3 bedroom townhomes.

Without purchasers for these units, it's unlikely the venue would be viable.

I knew it would be just a matter of time before some kind of motorsport resort opened up around here.... I've looked into guest passes at a few of the currently operating venue's in the states, and its mostly the distance/time involved in getting there that puts me off.

Put me down for a time share condo/garage :)

Exotics in summer, rally cross in the winter :clap:

Just read in the Strathmore Standard they are going through with it. They are applying for the development permits and are doing the environmental assessments this spring.

Looks like Badlands was brought up in the local council minutes right before christmas, hopefully more discussion resumes very soon!

You can read the reports on the county's website, looks like the noise levels are no problem as of late last year, good news!

The site is back up and showing a 2010 copyright but no new info that I can see.

Just curios of how many beyonders went to last nights presentation, or are going to the next one? Did you buy in ? What do you think of the overall presentation. Do you think the vision and design is enough or too much for Albertas lowered economy? The idea of a resort out there having year round value in our climate, I dunno....

I think the pricing is very reasonable. I'll probably pick up a bronze membership in a couple of years once the kids are old enough and I can leave them alone more.

Funny how long this project took. When it was first announced, I had my chequebook ready. Now, I don't even have a track worthy car and 3 kids to feed. :rofl:

To answer the question above:

We didn't get into the details of the resort aspect at the presentation, because the focus was in memberships.

Since 2015, we have had tremendous support from the Province, Alberta Tourism, Alberta Economic development, and the Canadian Badlands organization because they really want a resort in the Badlands. There is no resort in the whole region, and there is a govt push to bring tourists there for more than day trips, including the international Asian tourist market. The location lends itself to a resort because of the location. We are already in discussion with three hotel brands about a potential joint venture for building a hotel out there as soon as the road and infrastructure is built.

We also didn't discuss the residential aspects because that is something that is likely 5-7 years out, which we would hope there is a better economy by then.

We also didn't go into great depth on the winter programs, but most of the revenue comes from turning the valley track into a snowmobile park by covering it with snow with snow making equipment. And then lapping days on the top course at a cheap rate with an indoor paddock so you don't have to get out of your car all day. It's done at Miller/Utah Campus in salt lake and has been quite successful, so much so that they are now having winter time attack event. It's mostly and EVO/STI thing, though.

Technically with a $12500 membership you could get in 16 free track days from May 1st to Aug 31st, so yeah about one per week.

With it being a bit far from Calgary and trailering my car in I don’t think I’d get much more than 6-7 uses per year. But it would still be nice to have access.

Of course, there will be plenty of access to non-members. Open lapping, driving schools, club rentals, competitive events put on by other clubs, etc.

I'm of the same mind, there really is no chance of me using 20 sessions a year , probably same as 6-7 at best.. It doesn't make much sense for me to buy in with that kind of participation. A different corporate membership for smaller companies or self employed would have been attractive.

Lets say a day costs $275 to start (just an example, we haven't determined the exact price) and with inflation by year 10 is then $375. So $325 a day average over the next 10 years.

7 x $325 x 10 years = $22,750 total spent after 10 years.


Scenario 2: Buy a membership, use it for 10 years and don't want to race anymore so you sell it for what you paid.

$12500 x $1250x10 in yearly dues = $25,000 cost.
Then sale for original price -$12500.

Total spent after 10 years = $12500.

We are also offering financing on that upfront fee as well.

The availability of your days will be guarantee in the purchase contract. Every member type will be guaranteed a certain number of weekends and weekdays in the Spring, Summer, and Fall. The details are outlined in the brochure.

They may go up, but likely won’t be linked to as inflation as much as regular daily rates. But even in your revised math, the overall point remains. And What about the price you sell it for in 10 years? Once memberships sell out could there be inflation?

Yea, I considered the selling price as well, but did not add inflation to it. And I actually quickly calculated the NPV's for each, using the above information, and it seems like anything over 5.34 days of racing per year, it's worth investing in scenario 2. Anything less, and scenario 1 is the most cost effective option.

As a member, you also get at least one high performance driving school per year. And free entry to members time attack, auto cross, and race events. So, even more value.

I’ll be doing the “walk-on” rate simply due to schedule....my schedule sucks. Always. If it didn’t I certainly see the value in the membership but with my work and family commitments I’d be thrilled with 3-4 days a year. Thrilled!

The only problem is the 3km of gravel road I’ll have to travel down to get to the highway. Slow going I suppose. Or perhaps I could start up a storage facility and pave the road myself! :dunno:

I've always had doubts about the management team that's spearheading the project and it's all been unicorn farts and fairy dust so far. Sounds like they're struggling with 1/3 of the financing and trying to negotiate it into the construction contracts (good f***ing luck).

Might have to build my own damned race track.

Someone build another road course in Alberta! Is Badlands dead in the water? Are there shovels in the ground for rockymountain motorsports park yet? Their website still says events starting late in the 2019 season and it's now late in the 2019 season... but sadly I'm sure we will still all be waiting a bit longer. At least Castrol is a fun little track and close to home.
