Ill never understand the rental value proposition in Canada. MAYBE $3500 a month for both levels, assume $3000 take home after taxes and other items is around 5% return on money assuming zero other costs (which is unlikely).

Inability to complete work themselves (lack of skills, lack of vision, etc.)
Not having to live through renovations
Ignorance to shotty work as this is their first buy and desperate to get into home ownership; blinders ON
Inability to finance upfront renovations / ability to mortgage the entire completed reno as a purchase
Immediate ability to show photos to friends / family
