As the topic reads, just trying to get a feel for what people are offering in general for places. Not sure how many Beyonders are currently house hunting but if you don't mind posting the original list as well as your offer and the final selling price that would be great.

I took the liberty to see what has sold in the last 48 hours

and set it up as a market analysis

44 SFH's sold (single family homes)

one listing in Haysboro went into competing offers and sold higher than asking

19 Condo's sold in the last 48 hours

Seems like on average for single family comes, they tend to go for around 8% less than asking. Good to know!

I dont think you can say on average 8%. I would be looking at the sq foot is sold for on average. Depends on the area but for example inner city is between 300 to 325 on many of those yet many places are still listed at 400+ per sq foot. 8% below 400 per sq and you are still getting ripped opff when compared to the market because they are listed way too high.

The Vetro one was on the 10th floor: # 1001 210 15 AV SE

I'm glad it's getting closer and closer to $300/sq ft. Even the Chinatown one was $318/sq ft, and it was only $113,000. 355 sq ft condo - it's hard to imagine living there. You're only getting the basics - kitchen, bathroom and bedroom/living room.l

C3356895 seem like a very good deal.

I'm not surprise about Hamptons. Nothing around here seems to move at all.

But I'm surprised about Sandstone. Thought there would be more movements there.

It is odd,.. more movement in Hamptons than Sandstone

especially with 25 units currently for sale in the Hamptons (+ 5 solds in the last 60 days) 16.6% sold/listing and 16 in Sandstone (+1 sold in 60 days) 5.8% sold/listing

There are currently 4370 listings (sfh only)

928 sold in the last 2 months

17.5% sold/listing

Hamptons isn't far off the average

This year shows better chances than last year.

I remember doing some of this and last year there was only a 10% chance of selling,.. seems a bit better now.

I don't know if those listing are showing the acurate picture. When they state the "asking vs. sold" is that the original asking price or what it had dropped do by the time the buyer made the offer? If a property starts at $450,000 and drops to $410,000 and sells for $390,000, it won't show the $60,000 hit the owner took. I don't know if the original asking price can be found.

I would have to say that the info is very accurate

the origional asking price is very subjective,.. in most cases it's not the actual market value, but the home owners subjective value.

Is it really a 'hit' for the homeowner in this case? More of a theoretical/subjective 'hit'

The asking price showing would be what catches the buyers eye and thus becomes part and parcel of the 'current market value'

Market value = what buyer will pay

if buyers won't pay,.. then it's not market value is it?

Of course I can get the origional asking price, in fact every realtor who is fluent with the mlx, has access to whole history's of every house that has ever been listed on the mls through CREB.

If a house has been listed 10 times,.. we can see every time it has been listed, sometimes it'll have origional pics (not often though)

I don't feel comfortable giving individual history's of homes on a public forum, this would have to border a client relationship. I do this for all my buyers prospective houses.

again - every realtor who is fluent with the MLX has access to all kinds of information.
