View Full Version : FS: 1300sq.ft Townhouse in Evergreen $279,800

Hi, just throwing this out there as I'm not sure where else to put this. My family has run out of space in our current townhouse and we need to upgrade to something a little larger. In order for us to do that, we need to sell what we have first. It is a 1300sq.ft END UNIT townhouse located in evergreen. Sobey's and Shoppers are just across the street and Shawnessy is just down the hill for anything else you might need. There is also a few schools under construction within walking distance. Where to start. The Master bedroom is quite spacious with an extra large walk-in closet. There is also a 42" HD plasma with 5.1 surround sound, through the use of a Yamaha Sound Projector so there is not speakers everywhere. All equipment is located in the walk-in closet as to not clutter up the room with boxes and stuff. It is all operated with a Monster RF remote control that also works the lights as well. We currently have Starchoice but Shaw is available as well.

On the rest of the upper floor, we have 2 good size bedrooms, the main bathroom, which also has an upgraded 6ft. soaker tub and tile flooring, and the laundry room which has been relocated upstairs instead of all the way downstairs in the basement.

(Yes, the burnt out lights have been replaced with new ones. :D )

On the main floor, the entrance hallway, half-bathroom and kitchen all have upgraded tile flooring. The carpet throughout has also been upgraded to 8# underlay instead of the standard 6#. The breakfast bar has been moved out an extra 12" to make the kitchen larger. 6x6 tile backsplash, an over the range microwave to free up counter space and a bottom mount freezer fridge. The cabinets have a nice dark cherry stain to finish.

This townhouse is an electronics lovers dream. The master has full HD with surround sound. There is tel/data in EVERY room. A full distributed audio system with keypads for individual source control and an iPod dock. The basement has been prewired for 7.2 in-ceiling, and a large screen projector.

There are condo fees which are about $130/month and utilities are around $250/month. Parking is a single attached garage (with enough space to do an engine swap, lol) and one assigned stall. We are asking $279,800 but we are under duress to sell quickly so no *reasonable* offer refused.

Is this on a complex or on a main drive? If you can post pic of the exterior, it would be much appreciated.

Man this place rocks! I see they even allowed you to put a dish on the roof, or is that an un-documented install?

It sure does! Wanna buy it?!? :D The dish is allowed by the condo board as it is above the roof line and not really a visible eysore. There were a few mounted lower elsewhere in the complex that they made move and fix the holes.

Good luck with the sale, if this is still around in the near future, I'd look at snapping it up, very nice house, but wondering, how is the soundproofing in these townhouses? as I would be quite noisy with the system I got (think club sound system instead of home).
