I am looking at spec homes an curious if anyone has had much luck talking them down on price 10k+ in this market?

I am being told that builders wont move on the price but will add extras.

I offered them their asking price plus 10k, for which they threw in:

- A developed basement (1200sq ft)
- 3,000 washer and dryer
- Stainless appliances
- Tile in the basement (walk-out and bathrooms)
- Rewired fireplace (2x way) for switches in the master and living room.

The ability to negotiate is based on the builder though. Depending on the cost of the house and how long they have held it they will either be more / less willing to move. Worst case scenario, offer them what you're comfortable with and move from there.

Good question, OP. I was wondering the same thing but specifically with Albi Homes.

I was in Mahagonay last nigth, will be checking out Auburn Bay spec homes next.

Spec/show homes are a little different than a new build because the house already exists, and it is sitting there costing money in the form of interest payments, utilities, security, etc.

You can usually negotiate a fair price for a spec home, especially if it has been lingering around for awhile.

It never hurts to try. Put in an offer and see how it goes. If the house is listed on MLS, use a realtor instead of their in-house sales staff, you'll get better results!

Haven't noticed any spec homes for sale in Auburn Bay lately.

There were a bunch over the winter but they were all gone by February.
