View Full Version : Adding a room to a house (basement)

We would like to add a room to the house and would like it to be in the empty part of the outside under the master bedroom deck. (as seen in picture)

Currently that spot just has dirt on it and would need to be dug up to match the houses basement. The wall already has a window which I guess could be converted to a door that would be an entrance to the room and then a window added to the new structure from the side.

My question is if this is possible and what would be the approximate cost.

You'll need to excavate, and underpin a new foundation to the existing on, re-do the drainage around the house


Just for that space,.. I'll guess a 50k job finished and ready for your furniture

That's quite a big job.

The ground will need to be excavated, you'll need to tie in new concrete walls with the existing foundation, the ground will need to be brought up to code for drainage,etc with a slab poured, then your standard electrical, windows, etc.

As well, that raised deck will need to be torn off and re-done as it will become the roof to the new room, and needs to meet code and whatnot, and I don't think that deck framing will be sufficient.

It can be done... it won't be cheap, especially if you want it done properly.

It wouldn't appear you will be gaining a whole lot in terms of additional living space, so I doubt the cost is worth it.

It is starting to appear that way.

I was hoping to add an extra guest room / office.

The cost of that project would be at a loss if you ever wanted to sell the house later.

At least build a room above grade too so that you can recoup SOME of your losses.

If you're not willing to move the best thing to do would be to build above grade. Maybe extend out from your patio door for a new room and then move your deck to the right side of it's current location (adding the door to the patio from the new room). It would be much cheaper.

Definitely not moving for a few years.

It is not something I must do, I am just looking at what the options are and really it would be just a bonus not a necessity.

Costs are usually 1/4-1/3 less to build above grade
