What sort of condo fees are associated with this property? City taxes/annum? Is this a first floor condo- 102?

Woah high condo fees, almost as much as the mortgage payment would be lol. Whoever does buy this should really look into self management since it's such a small building.

Check into the financials of any building you are planning to buy in to. With condo fee's this high I would assume a project is upcoming or just being paid for now. Good luck with the sale, I still think this is a place worth looking at. :thumbsup:

I agree. This seems expensive.

Redlyne, what is "self-management" besides the obvious. Governing yourself accordingly?

We are in a self managed condo complex as well. Basically it means that we do all the work when it comes to running the complex. From getting quotes for landscaping to enforcing bylaws, to hosting the board meetings. Basically anything that a management company would do you would do on your own - typically without any compensation. But you save $$$$. It's a lot of work but if you are in a small complex then it's advantageous to try to do this. From past financial documents it was determined that the management company received roughly $8000/year for not doing a whole lot.

HAHA... ya as Ntense_specV said you basically assign roles to other condo owners. Someone to take care of the banking and finances, someone to take care of the landscaping and property maintenance, someone to take care of the residence. In doing so you save thousands. We ended up firing our condo management and doing it ourselves in my old condo. Fees dropped from $245 to $160/month.

i don't know why people are saying fees are high. Almost every older condo in the beltline i've looked at has had at least a $400 condo fee. You guys are comparing this to brand new condos on the outskirts of town? This fee seems average to me. On older buildings i've seen from $350-$600 for a 700-800 sqft unit.

Yup what BigMass said. I looked intensely for half a year... anything in the beltline and older is high 300's low 400's. Only in sunalta are condo fees usually cheaper.

But that being said... if someone on beyond gets this come knock on 106 cuz you'll be my neighbor!!! (you're literally across the hall from me) hahaha.

Oh and while we are neighbors my bike is currently parked in your parking spot. So give me some advance notice before you tow it away :)

FYI.

Is far as we know there have been no special assessments in the past lieelt while. Being his is a bank owned forclosure there are no condo docs.

If comodem lives in the building i guess you could always ask him.

Curious, do the people who do these part time tasks get reimbursed anything for their work?

^^ Usually no. In our building, we handle the finances and banking internally, and have shopped around to find good landscapers/cleaners/etc. We looked at a management company, but they wanted $$$ to do the easy tasks.

Those condo fees do seem fairly high, hopefully because they are developing a healthy reserve fund.

LOL unfortunately yep. It sucks that the monetary number is high, but it's on par for sqft in the beltline. If ppl want cheaper move further out. But i still laugh how ppl in royal oak can magically make it to downtown/17th in 15 mins haha.

If anyone needs info on all the docs i have em (they are about a year old now) and i routinely talk to the guys doing maintenance.

Check out the place in streetview that's how it looked earlier in the spring vs jordan's shots. Alot of work was done on it. And the property management company is Benchmark Management.

I do this in my condo. It's small, more like townhouses, but for a 1150 sq ft 20 year old building i pay 230$ because i don't mind shovelnig the walk or mowing the grass now and then.

Out of curiosity, lets say I want to buy this, what sort of fees as a buyer to I have to provision for? Simply lawyer fees? Or realtor + lawyer fees as well?

as a buyer you just pay your lawyer fees. Realtor fees are paid buy the seller.
