And Alberta government keep getting poorer which eventually have to be taken out of us in increase taxes.

I always have $USD on hand so this doesn't really impact me that much other than that I may use the credit card more while I'm in US.

Vacation property.

Went there on our honeymoon.
Went again last year.
Going again this year.
Will probably go next year... haha

There some nice condos a few blocks from the beach for $300-$400K.

Par is a huge difference from $1.08 on $400K. $32K buys a lot of go fast parts for cars... haha

This is bad news for our Canadian economy (exports). The reason the dollar is par anyways is the gross devaluation of the failing u.s dollar, which appears to be heading to a complete collapse as the fed keeps printing copious amounts of currency.

It's not just the US$ though. The CAD$ is rising fast in comparison to the pound and Euro as well.

Whats wrong with getting excited about 6% or 8% 8K is 8K.

100K at 6% over 10 years is $182.5K, @ 8% is $223K. Don't know about you, but I'm happy with the difference.

Know what the difference between wealthy people and you is? Wealthy people use every tool at their disposal to stay wealthy. Feel free to piss away your money as you wish, but I'm going to continue to save every penny I can and retire rich.

I can't keep up with benyl. No Hawaii vacation home for me yet. Still scared of Hawaii real estate, it's gone UP during the recession. Usually, it follows mainland trends at a 2-3 year lag, so I'm still waiting for the prices to fall and collapse before I jump in there.

A group to buy ONE Vegas 1 bedroom condo?

And they dont take checks... wire transfers work though, Vegas condos are essentially a cash market.

The damn "short sales" piss me off though... my last one has been 9 months since the offer was accepted, and still not finished.

The only place I can think of two blocks from the strip is the Dessert Tides. I own a 2 bedroom there..... because its so cheap, its crack whore central, and you cannot park there unless you join the rental pool. I didn't care with that one...its long term and I can stay there anytime I go down.... so far the rental pool performance is VERY disappointing, but Vegas economy stull blows goats.

Prices seem pretty cheap to me, Maui right now, and there's a few houses for mid 200's all over the island. Last time we were here ('08) there weren't any that cheap.

Lots of short sales/reo by the looks of it.

The USD and EURO are intrinsically linked, the europeans are hemorrhaging euros through the world bank to provide monetary support for collapsing us economy (bailouts), thus it pullmets with the USD.

The canadian currency is excellent. Our central bank is not private, our dollar is backed by gold and our banks are very responsible and heavily regulated, which is why we are seeing our economy push through the meltdown faster than other countries. Not sure how long we will be keeping our interest rates this low, but time will tell I suppose.
economists are now predicting parity as early as the end of this month.

I disagree. Live today, plan for tomorrow. You don't know when you're clock is going to run out, and knowing that you didn't take time to actually enjoy life would sure suck while you're lying on the street bleeding out. Nothing worse that regrets when it's all over.

Then again, I plan on having it all. :) The fun experiences, a good life, and a healthy retirement to enjoy in the 8 figure range.

Man the dollar is good again and I'm locked into a lease.. just moved to a new town.. paid a bunch of bills... hopefully it stays par for awhile so I can enjoy it.

My Vegas Realtor is excellent.

He is born and raised there, and VERY helpful, and went out of his way for all our purchases..... I went through 3 different realtors before him

If you are serious and not going to just waste his time, he works for Exit United Realty, and I can get you his contact info.

Having said that, to get a feel for the town, you really need to go down there, and have him show you all the areas in vegas.... expensive, cheap, run down etc... nothing gets you an idea better than being there.

First time down we spent 2 days looking and put in 4-5 offers. Got only one of those. Next time, spent a couple days looking put int another 4-5 offers, and only got 2 (so far).

Vegas real estate is weird, don;t find it weird when you see prices all over the map, or having to offer OVER list, and still not get it.

It's a weird market.

Not many Americans are travelling this year, so you don't have to worry about not finding a place to stay. If we had waited until a week before we were going, we could have saved $500 on flights, just from last minute seat sales (which would have bought us another 4 nights at our rental condo). If you haven't booked yet, you might as well wait and see.

I'll guess I'll wait and see... So far, the flight+hotel is around 749-800, depending on where I go (Expedia, Co-Op Travel.)

When we were at par a couple years back Mcdonalds dropped the price on their menu, but since put it back up. Maybe it'll go back down
