What does it take to remediate a grow op and what is the process? I imagine each situation is different, but in general?

For example, I have spotted this house with this disclosure on it.

*** This is a Former Marijuana Grow House and has a Notice of Health Hazard Registration by Alberta Health Services registered on the land title. Property sold "as is". The house cannot be occupied until this notice is removed from title following successful mould remediation, inspections and air testing to the approval of Alberta Health Services. The home is unfit for occupancy as the grow op has not been remediated. One cannot enter the home unless escorted by a remediation contractor or environmental consultant experienced in marijuana grow operations or by a letter of permission to enter from Alberta Health Services. Judicial Sale - In Foreclosure. Unconditional offers only will be presented in Court for acceptance. ***

I guess what I am trying to find out, how much on average does it take to affect repairs to bring it back to standards?

Biggest concern is the humidity and mold growth. Depending how long it was in operation and how big you may have to gut the WHOLE house.

Plus AFAIK a grow op status NEVER goes away on a house thus hurting resale.

Things like the electrical bypass is pretty easy to repair.

somewhere between $50k and $500k.
If the place has mould deep into the walls, you'll need to pull down all the drywall and insulation, have the studs treated, rewire everything they fucked up, get the wiring inspected, install new insulation, re-drywall, paint, redo all the floors.

Or it could just be a quick mould test, and a fix of the electrical box.

I was watching Holmes on Homes the other day, and they re-did a grow house. My god, the damage it does to the house is just insane. These guys were pros tho, they cored thru the basement wall until they found the main power grid running to the houses, and bypassed the meter, tapping straight into the power grid. They cut 6" holes in the floor to run ducting up thru the house, to try and suck the smell out of the basement and blow it out the chimney. There was mold in pretty much every nook and cranny. I forget what the cost was, but it was rediculous how much work had to be done. You never know what you are going to find when you open up those walls :(

Most of these homes at the very minimum will have most if not all of the drywall torn down and flooring will be ripped out so they can inspect the wood behind/below for mold growth. $$Kitchens$$ and bathrooms are usually gutted as well. Then the particularily bad ones that are found to have mold on the framing and subfloors will have to have those sections treated and replaced. I've seen one house in my community that had to have sections of the roof replaced. It's tough to pin point a price, but if you can't do some or most of this stuff yourself then get prepared to pay a hefty price $100k+++ that would probably result in the same price or exceed what you would pay for the same house without the repairs.

IMO, unless you know for sure that the house was only used for a little while, like a few months or so, then go ahead. But if it looks like it had been done for a year+ , then stay away.

we have a house on our block that was a grow op and before it was sold they had to fix the place up. As neighbors we all laughed...we seen paint go in and duct work. Now the new owners who bought the house after it was "fixed up" haven't been living in the house for 6 + months. I suspect the house has issues. I know there is a process but it only has to pass an inspection once, I suspect there are long term issues. I was just saying to my husband on the weekend I was going to walk up to the house as it has papers in the window again and now that there is finally no snow in the driveway I am curious.

well i don't mind doing the work, but the house is cheap.

I know each one would be different, but, i guess i would have to go in there and check it out, see what all has been done and what needs to be fixed.

yeah, @229, i was really interested, and if for another 50k I could bring it up to standards or whatever, i would move the family in.

Before viewing the pictures on mls I would have thought the house was complete trash by the way they have worded the CHR report, but the photo's don't make it look that bad. Granted, I'm sure they are the most selective photo's to hide all the damage.
