Just thought I'd run this by the Beyonders who know the Calgary real estate/rental market.

I'm looking at renting a room off a buddy in the NW (forget the area, its near Joey's Tomatoes up there). Neighbourhood seems quiet and decent, not sketchy at all. His house is obviously older, but seems pretty clean.

Basically, the deal would be to rent the room off of him, all utilities in, for $575/month. Does this sound reasonable?

Might be able to find cheaper, but not much unless you have 5 room mates or its tiny/shitty.

Yeah, seems about the 'norm' for a room and utilities.

You can checkout the room rentals section on Craigslist, bunch of listings there daily...gives you a good idea of the going 'average'.

Ya most room with utilities I have been finding are from lowest of $450- not the best area's average nice area's are around $600 and Found a few really nice ones for around $800.

But I have also been finding basment apartments around 600-800 utilities included.

I am planning on renting a 2 br basement myself here soon so I have been looking lately, but if you know the guy that alone is worth renting instead of some stranger. and $575 is about right.

that is where I found my current place and my last place.

I know a few people renting small basements in the NW for $700ish/month including utilities, so that price seems a bit high

How many bedrooms in the house? If it's anything above two, you're paying too much, especially for deep NW (I assume you're talking around Crowfoot?) I rented in Banff Trail, 2 minute walk to C-Train, 3 bedroom, $433/month.

^ Exactly. It's rape. Especially when you're not allowed in certain parts of the house, why would I pay half the mortgage???

I only pay 420 a month everything in for a room. All you should pay IMO.

I might have to renegotiate then. However, we're acquaintences/buddies, so I basically have free reign over the upper floor of the house (he isn't around much). I have my own bathroom, etc etc.

Thats actually the area I am in right now, I appreciate the offer though.
