800 sq ft for a loft? To me that's quite small... I'd be looking for something around 1500sq ft, rooftop patio, etc. Now that's a loft.

Is there a specific guideline for something to be called a loft? The Orange lofts were nice, we even had some drums in there. It was relatively quiet.

Edit: Is there an example in town of a loft type of place where you could be carelessly loud without annoying people?

Yeah, we really don't have alot to choose from .... But at least the pricing reflects the product. The ones posted in East Village are an absolute steal at $275k!

I love lofts but the whole 1bth thing doesn't do it for me. I like having 1 to myself and a half for my guests who are visiting. :dunno: and $795 is ridiculous lol go buy a BMW for that price! :burnout:

^ Absolutley!? I am pissed to have to pay $448 PLUS I have to pay for my own gas and electricity ($130) for that fee... No gym, pool no nothing for that fee. This is why when you get into lofts and mis managed buildings it doesnt pay. Buy a house instead.

The Orange lofts seem interesting. Been on the market for over 60 days too. I'm a fan of the open space, concrete flooring.

Anyway to get some interior shots from the realtor? What have the other units in the building sold for?

I don't have info on past sales etc, but my Cousin lives in the building and I spend a fair bit of time there. Its a fantastic design, the places feel significantly bigger than the square footage shows. The high ceilings make it fantastic for entertaining, and well constructed.

Not the best area of town, but significantly better than what it used to be.

seems like that entire blue building on 17th and 5th is selling i noticed the other day... condo fee's are huge, was there a special assesment as of late or something?? :dunno:

Building has had issues for as long as i can remember,,,,I think most of poor managment along with the burden of repairs. Its sad as those units priced under 300k would be double that if the condo fees were 300 a month and managed properly.

^That is my neighbor's unit. I have the loft directly next door. Mine isn't a corner unit and so not quite as pimp though. As far as I know he no longer lives in the unit and is getting married soon, so I'd imagine he is fairly motivated to sell.

Its been on the market for over 3 months.... the price seems fair? Mixalot, how is it living in that complex? what other amenities come with living there and the massive condo fees??

Hey i checked out that one in bankview for 244 on friday, it's pretty nice! The kitchen is nicely upgraded as well as the bathroom. But the building has no condo board and is self managed.. so i don't think that's such a good thing, and my broker told me it wasn't as easy to get lending if they have no condo board.

Caught my eye too. Top floor for 338k, while the ground floor one is like 379k. Granted the latter is bigger, but is it $41k bigger? Don't think so. I wonder what the difference is.

doesnt seem right... but if there is nothing fishy with it, thats a decent buy... building has a games room and gym too, everything but electricity is included in the fees... its tempting. hell even as a rental it would probably cashflow. and being a private garage you could probably rent the parking separate too

Thats my cousins apartment, I built that stupid square by square ikea thing.

The Personal Garage in Downtown calgary is kinda bonkers.

But yes, its a great place, great value.
