That's a sick place! Easily converted to man-cave status. Also what do they mean "sold as is"? Is that a legal absolvent of liability?

Is there a specific reason "Juducial Sale so sold AS IS" is stated in this listing? Interested in the house but I have no clue what this means in relation to houses.

^^ it means it is a court ordered sale. All of them say that

does anyone know if there are development plans completed for the golf course yet? ie. where the new houses are going to go?

I've been watching this house for a while for my parents.

We visited it and it may have mold issues.

I have also been watching this house, but suspected it has major issues given the significant discount the home is offered at.

For the money I think you can find far more tatstefully done places.

Plus the fact that golf course may get bulldozed and developed.

For $300 000 - $400 000 less than a similar home, I think you can use a bit of those savings to do some renos and fix the so called mold lol. All the $800 000 homes out there are nothing like this one.

Damn I didn't know it was court ordered. I remember him always having like 3 black Benzos on the driveway haha. This shits been on sale for so long now and the price keeps dropping, can't believe it hasn't moved yet.

Jordan what is the story on this ?

It must have major problems to be priced @ 800k. Mold from swimming pool? Major structure support taken out during renos?

Is it priced low to get a bidding war going?

Dam I want to move to the south.......

House is a forclosure. Any buyer would have to do their due dilligance. The realtor has said there are no major issues to disclose. I'd have a good home inspector come in and do thermal imaging to see what effects on pool has had on the rest of the home

Wow! That is a steal! I was looking at this house 2 months ago.

Nice place, I would give it the due diligence the same as if it were a "regular" sale. One cannot be too careful when buying a house in any case. I think the pool is the best part.

There must be some porn producers in the city looking for a set.

That's a steal! Can't believe it's that cheap. An 800k home in Edgemont would get you nothing close to what that house is.

Should watch out as they were looking at turning that golf course into a high density residential area.

As this I'd true, I'd still look into city development, I believe there will still be a green space left behind the golf course lots. I heard that from someone a while back. Again due diligence.

Just curious.....

Can you go the conventional route and get a mortgage for this place

Or

Do you pay cash?

You can Finance this with 5% down if you qualify.

Since this is a foreclosure it is not that easy. You would have to get an appraisal before hand and hope that the appraisal is higher or the same as the asking price. In a foreclosure situation the lender uses a firesale value as the appraised value that takes into account the situation and is always lower than the "real" value. Essentially it's an appraisal value that would get the house sold in under 30 days.

Also depending what the issue is with the property the lender might not want to lend out money. Foreclosures are always tricky and its best to have more than 5% down.

Do your due diligence before hand, have all inspections, appraisals and financing in place before you place an offer.
