Saw a post from another user mentioning home prices exceeding salaries and I thought it would be neat to see users history on home purchases over the years.

I bought my first place in 1995, it was a 750sq/ft one bedroom one bathroom condo in the beltline, 13thST & 13ave SW. It had underground heated parking & insuite laundery. I purchased it for $45,000.00

In 1999 I bought a home in the Tuscany area, 1920sq/ft with a walkout basement, double attached garage, mountain view. Purchased it for $224,000.00

In 2005 I purchased a 2bed 2bath condo, 960sq/ft, underground heated parking in Bridgeland. Purchased it for $204,000.00

For a little more history, my Dad bought his first home in 1972, it was a 1500sq/ft bungalow on 2acres of land, mountain views, in Creston BC. Price $10,000.00

Bought my first place in 1997. It was a 850 sq foot apartment in Kamloops for $47,500. I put perhaps a grand into it (and a lot of time), and ended up selling it in 2001 for the exact same price I paid for it. Unfortunately, the market was pretty stale at the time.

I then moved to Calgary, and bought a 950 sq ft loft in the SW for $135,000. Due to a mishap with the roof leaking (while it was getting replaced), the roofing company paid for a repaint of the whole place and a new floor. I put in a bit of lighting, and custom room dividers, but only spend a couple hundred in the end. I sold it two years later for $147,000. This was just as the market was starting to take an upturn.

I then moved into a townhouse in Abbeydale which I bought for $124,000. I lived there until a year and a half ago, and sold it for something like $215,000. Honestly, for some reason I am unsure of the exact amount I sold it for... the market was really weird and I had to keep reducing it to sell. I did put a fair amount of work into it, with new paint through most of it, slate flooring in the kitchen, new (used) stainless appliances, new laminate on the main, and finished the partially finished basement. Ended up putting in around $2500 total.

We build our 1850sq ft house in Kincora for $370,000 (extras included) and moved in January of 2010. We've put a few grand and time into the house already (built an entire fireplace, paint, landscaping, installed cupboards in the garage, etc) and we are currently finishing the basement. I estimate the house would sell right now for about $450,000, and maybe about 10-20g more once we are finished the basement.

My house was built in 2003 (Crescent Heights). It was a pair of infills and since then there have been 9 newer homes built on this street which spans 3 blocks between Center and Edmonton Trail.

I paid $430k for my 1700sq.ft, 2 story, 3br, 2.5bth, double detached garage in Sept 2005.

I estimate this house to sell around $650K and I was going to list it until 89coupe told me home prices are going up by 10% this year so I decided to hold and list it for $725K this summer.

Bought my first house last August in Taradale. 1700sqf half duplex for $268,000. Have sunk about $5k into it in repairs and upgrades. All my realestate buddies think that it would sell for no less than $310k but likely between $315 and $320.

What happens after you move in? It's not new no more. Will it be like driving a brand new car off the lot type depreciation?

haha I hope you are right though, 10% would be sweet. :bigpimp:

Does anyone else think that posting this type of info on the net is opening up a bit too far?

Not really. It's so easy to find info on anyone these days if you really wanted to.

Plus because it was 89coupe who started the thread, all the attention goes to him anyway. I'm just here to add to the convo lol

I really don't care. Nobody can use the information I provided against me in any way (that I am aware of), so... whatever.

Oh please, did you see me post what I sold each property for? No.

LOL

I just thought it would be neat to see what people bought properties for then, and now.

I don't know, just seems like next we'll be post up T4's to compare.

Anyway, an interesting counter point to this would be to post up how much your down payment has been on each place, not the "market" value. Lots of poeple live in big houses and own a very small percentage of them.

First house I bought in I put down about the cost of a base model midsize car.
when I bought my current place 2 years ago, I put down about the value of a mid-range 911.
Looking to move in three to five years, hoping to put down at least the value of a Bentley. If things go well, a Mulsanne.

I bought my first house in Sandstone in the fall of 2004 for $202,500... 1,248 sq ft bi-level with another 800 sq ft in the basement. I did a lot of work to that house over the 6 years I lived there, almost all of it myself. It sold for $363,000 in August 2010.

I also purchased a rental property located in Temple in January 2007 for $250,000, 4-level split with about 1,500 sq ft total living space. Unfortunately, it would be hard to recoup that $250K at the moment, but on the other hand, I did use equity to buy it with a 20% down payment, so I'm certainly not upside down in it... well, not yet anyway... ;)

I'm just glad I have good long term tenants in there who pay their rent on time, look after the place and never bother me with anything. I hope they stay for 20 more years!

My current residence on the Island I paid a paltry $249,000 for. 1,200 sq ft detached rancher on a 60x120 lot in Ladysmith. The list price was $290K, but the owners were divorcing and dropped their pants just to get rid of it. Granted, it does need some renovations and landscaping, but sweat equity works out well for me!

As far as down payments go, my first place in Kamloops was 5% down, as was my 2nd place here in Calgary. I put 12% down on my townhouse, and 27% down on my current house.
