Anyone have any recommendations on who to go with? Looking to get tenant insurance pretty soon here but have no idea who is going to offer a decent rate. I assume if I call somewhere they won't quote me over the phone and I'll end up having to go in and end up getting suckered in due my timeline and inability to waste too much time setting up appointments and getting "the pitch" from a bunch of different places.

Also, and I know this sounds stupid as tenant insurance is so cheap, but do you think they'd offer any sort of discount if I bundled my cars with the tenant insurance??

Try TD. They will quote you over the phone and they do give discounts for combined vehicle/home insurance. My home insurance went down $240/year when I added my car policy.

You need tenant insurance if you rent a home and want YOUR possessions/content to be covered.

Can a property owner get insurance against his tenants tenants causing damage to his property?

Yes. Property owners can get insurance for tenants that cause damage to their property. Tenants are legally responsible anyhow (possibly criminally depending on what actually happened). But a property owner can acquire an all risks policy that would cover pretty much anything. Usually some things are excluded (they are generally named as excluded). All risk policies are more expensive than named perils policies. But both pretty much protect the homeowner from the major dollar kinds of scenarios that can happen.

Just call wherever you have your auto insurance. Tenant coverage is dirt cheap all things considered and you can trigger extra discounts by blending your auto & tenant.

You shouldn't have to go into the office either as this can all be done via phone / email / fax.

I dunno, for piece of mind it's well worth the small investment IMO. From what ive heard it is in the 20$/mo range which is much less than I spend on coffee every month so I figure for that price why wouldn't you do it?

Plus we are renting a large place so we will be furnishing it with everything to eventually be moved into a permanent house and even if we rented for 20 years at 20/mo we wouldnt pay as much for insurance as we have on living room furniture so from a numbers stand point it just makes sense

Lol go ahead and do whatever you want... if your place burns down and you lose everything such as many Milrise condo residents did, don't come crying to anyone. As already stated it is super cheap to cover your ass big time. While you're at it go buy yourself a brand new car and use min coverage insurance cause you're not willing to hide from life ;)


edit: Oh, as well, I believe I do have cross the street insurance... aka Life Insurance :rolleyes:

Haha how can you compare car insurance to renter's insurance? Unless you're living in a trailer, your condo isn't moving at up to 110km/h and no particular piece in there is likely to be worth over $5K. There's a big difference between covering your $50K car and your $1K porn-filled laptop and $500 couch with chicken grease stains on it.

I guess life insurance is "cross the street" insurance, but it's also a lot more. I was merely trying to point at paranoia and gave an example that could be interpreted wrong.

Add up the value of all your clothes + electronics + watches + other jewellery. It'll start approaching the value of a car. Not getting tenant insurance is silly considering how cheap it is.

In a lot of cases it's not really the coverage on your "stuff" that's really important. It's the $1,000,000 liability coverage that comes with all policies.

I am extremely happy to have my tenant insurance which has covered my items that were stolen in my vehicle and all of my belongings in a flood in my condo (not at fault)

Honestly man I'm not picking on you but you're showing your age and your lack of life experience. Hey, we were all there once upon a time.

If you're a lucky soul you'll encounter no catastrophic events in the days you walk this planet. But you sit down and talk to someone who has lost their home to something like fire and you'll see life just a little bit different from that point on.

Lol I don't know what kind of shit hole you live in, but the belongings in my house are worth way more than enough to justify, I am sure the average person easily can justify the cost to know if your house is compromised you aren't ass fucked.

But maybe you live in a crack mac's apartment with nothing but a laptop/couch and walmart/salvation clothes. :dunno:

Yea the house is a little older so water damage could be a definite possibility if this Calgary weather keeps up.

Man feruk I really wish my couches were $500, but unfortunately $500 won't get you anything these days, try several thousand...

you're fucking stupid if you don't pay the $15 a month for some sort of content insurance. The one time you need it, you'll by far eclipse the amount you'll pay in policy, even over a 10 year span. EASILY

Thanks for the input everyone. I ended up going with TD melochemonnex, only took about 15mins on the phone. Contrary to what I originally thought you can't even apply for insurance at a TD branch, you have to call in. Got a decent rate and will be bundling my car insurance with it once my dad signs the car over to me.
