Opinion on upgrade

I have an option of getting an ensuite bath vs not, in the master.

Considering investment and resale. would it better to have it, or not?

Size before ensuite is 17'-3' X 11'-10"
Size after ensuite is 11'-7"X 11'-10"

Why don't you just make the house bigger to get the same size master and the ensuite.

For another $8K, you can have both. You will also have a bigger basement and bigger main floor.
