Clean modded Civic

Time to sell my baby. The family has grown and seeing it's illegal to sell children this is my option.
The Good
Gets roughly 500 km to a 40 dollar tank of gas.
Newer paint
2 sets of rims and tires
Great little stereo system
Motor was swapped out along with tranny. Has roughly 125000km on it.
Upgraded suspension. Omni power full coilovers. Dependable and adjustable.
Jdm center console, shift boot, gauge cluster
Newer clutch. Last 15k. Also did rear main seal at that time.
Fun to drive
Very well maintained. I have owned it for the last 9 years and never missed oil change or anything.
Timing belt and water pump done 50k ago as well.
Interior seating is all from jdm integra and is near mint condition.
The bad
Summer tires need to be replaced.
Car is currently a Manitoba car and needs out of province inspection. Have a report from last year. Parts are about 700 and wouldn't take much to do yourself if mechanically inclined
Some rust around the rear wheels. Very typical.
Hatch release cable is broken but opens with a key still
I am pretty firm on price as I don't actually want to sell it but someone else might enjoy it as much as I have.
Great first car or daily commuter. :
