Looking to rent out my garage, not sure what to ask for monthly rent.

The garage is heated with a large overhead natural gas furnace, and was once used as an autobody shop, there are chest level outlets every 3 feet on perimeter walls.

Garage is 24 ft x 26 feet. Only downfall is its located in Marlborough. I have lived here for 6 years and never had problem with anyone trying to break into garage.

Anyone interested, and what would a fair price be?

You should make a point for what type of use of the garage is permitted, if its strictly storage (like most garage rentals) then somewhere around 2-300, if you let people work on their cars, use heat and electricity, then I would ask more on the basis of more risk, wear and tear, and utilities cost. Also might want to check to see what your insurance covers before renting it out.

I just spoke with my insurance provider. Everything short of acts of god, war or intentional damage is covered by insurance. I asked specifically about car repairs, painting and welding and they said all those activities would not void my insurance.

Use of heat and electricity would be included, although I do have a digital thermostat that I'd want left at 5C unless actually doing something in the garage.

The only things not allowed would be commercial enterprises not permitted due to zoning/bylaw issues.

There's currently shelving on side walls and a large workbench along front walls (these can stay or go dependant on renters preference).

All that said, do you think $500 a month sounds fair?

$500/month seems way too high for just a heated double garage. I suppose if they were in there working full time and the fuel bill was going to cost $150+ then maybe, but truthfully I think around $300/month is much more realistic... IMHO you're dreaming if you think you're going to rent it for that much.

I had a friend who rented an almost 1000sq ft heated triple garage w/220 Power and I think he paid either $400 or $450/month about a year ago.

I'm renting one in Pineridge for $150/month right now, same size. heated, has a 220 outlet for a welder, and it has water ran in with a sink... :dunno:

If you were down south I would say you could ask more, but realistically 150-200 is about what you could rent it for

I've rented garages in the past for storage, working and etc.

I would expect something like you have to be $200-250 including utilities for that area, pending how clean and useable the space is.

If it were closer to DT on the NW side, you could fetch upwards to $475 including utils for it

I paid $100 when i had a rented garage, but it wasn't anything special...

So i'd guess for something nice and dbl $200-250?

Just sayin'
