big gap underneath the front door walkway

Hello everyone,

If you have anything can be shared here, really appreciated.

This is a 8-month new home. I don't know how the dirt went away so there is a big gap appeard between the front door walkway and the land. Is it necessary to get the builder redo the concret work? They probobly won't according to my exprience. I would like to learn the situation i am in before I hear their excuces.

How big of a gap are we talking about? Mine was flush when we first moved in, but the sidewalk has settled about a 1/4" now, so there is a slight gap from the stairs.

Sounds like the soil has settled quite a bit. If your home is only 8 months old, call the Area Warranty or Service Manager and have them come take a look. They will have a limit to where soil can settle where they would then have to go back in and fix it.

Get the builder to do as much as possible before that one year deadline, because after that, you're on your own.

Poor landscaping looks to have cause erosion under that pad causing the huge gap.

Looks like the final grading hasn't even done on your yard yet. The builder will likely need to bring more dirt.

That looks as if soil that was placed as backfill around the foundation has settled.

A house I grew up in had the same problem, only the gap was much bigger. We had approx. a 1-2 foot gap which was likely caused by backfilling with frozen soil. Usually the path is anchored to the foundation so we didn't have any issues with the concrete,but we did have issues with the drain line that ran under the path.

What about getting some expanding furnace foam or levelling foam and spray it under the cement just to at least give it something firm to sit on so it doesnt crack over time, then they can just backfill around that.

Sidewalk will be fine as there are brackets underneath that are attached to the house.

At your 1 year, ask your building to bring the grade to spec.

From the original post I thought the sidewalk was sinking from the stair.

That just needs additional topsoil brought in. A few doors down from my house there was a house that had the whole side yard completely sink. The was no soil under the entire sidewalk and the builder put up barricades so you wouldn't get hurt. This is minor as already mentioned.

the builder did finish the final grading. It was flushed when we moved in.

It seems that the situation is not as bad as it looks. will contact the builder see what they would do.

You truly need to have that walkway renovated. It doesn't look good. Looking forward to see the big difference after you have made a renovation.

They'll just drop some dirt off. As benyl mentioned their are big metal anchors that the sidewalk is attached to and rests on, the sidewalk will be fine.

Just shovel and pack in as much dirt as you can and it will look nice again. I had to do this last year.
